Locality Review of Ameerpet in Hyderabad

Q: Hello guys, I am from Delhi and I have to move to Hyderabad next month and I will be living in the Ameerpet area. Im new to the city so can you please tell me about this locality? thank you.

The real estate market in Ameerpet has seen many ups and down in the past few years! I remember them being the highest during 2013 September or something, They were around 10,000 rupees per sq ft!! Bu then, the very same year, the prices dropped to 4,800 rupees or something. The market here is very unstable actually.

But there is a huge traffic problem here! The main road gets blocked during rush hours and the area is also pretty polluted as it has alot of people. During summers, there is a very big water problem here due to the many companies and buildings that are here.

Hey most of the area in this locality is taken up already but there are some interesting rsidential projects that are coming up is you want to see. Like the Royal Pavilion, Lodha Athena, United Avenues, Aparne ShivKailash and Keerthi apartments. Most of them are high rise buildings ofering good 2 and 3 bhk apartments.

Good to hear that you are planning to live in Ameerpet. This is a good area, with decent connectivity. There are many state run buses that taake you to the different parts of the city from the various bus stops and you have th Begumpet Railway station also pretty close by, which is around 2 kms from there.

Yeah! Ameerpet is also located well. It is close to the National Highway of Mumbai, NH 9 and it is also close to many prominent areas like begumpet and Kukatpally. So the real estate market of this area is also pretty high and I think it will be a good thing to invest in here.

Ameerpet is famous for the many commercial buildings that are here. You can even own a business here if you want to. I think the present price for offices in here is around 6,000 ruppes per sq ft. And for the shops, the price is a little high at 8,000 rupees or so.

Yea, this place is close to the center of the city and thats is why the rate here is high. You can opt for rented houses otherwise. I am not sure but i think the present price for rent in here is rs 10 to rs 12 per sq ft. For a entire month, the rent may approximately come up till 11,000 rupees to 16,000 rupees.

This place is close to many developed areas in Hyderabad like the Hussain Sagar, Panjagutta and Begumpet. and so this place is quite developed in terms of social facilities. Hence, the price of this area is also pretty higher than the other areas. I think the present price in Ameerpet for apartments in around 3,700 to 4,000 rupees rupees/ sq ft. And for residential layout, it is around 6,000 rupees.

Hey! Ameerpet is a busy sub urb in Hyderabad. This area is an educational hub and is very famous for all the various educational and training institutes for competitive exams. It was almost empty till the last two decades but from the 90's, this place has seen a lot of development. The area is very populated and You will find a big student population here.

Yes, Ameerpet is famous for the training and software institutes, but then apart from that, living in ameerpet can be quite good. This locality has shops, vegetable market and eveything that is required for a peaceful living. You have many good schools also nearby like the famous Hyderabad Public School, Gitanjali School, Slate School and Niraj public school and many hospitals like Indo US work, SVS Super speciality hospital and Prime Hospitals.
