Review of Padma Rao Nagar in Hyderabad

The price trends in this area has been having a lot of unstability. i remember when it reached its highest point in 2013 when the price was 5,600 rupees per sq ft or so. After that it saw a steep decrease when the price went down to 3,700 rupees the very same year. It went up again in March this year when th price was around 3,900 rupees per sq ft, and now it has come down slightly.

Most of the land in this area is occupied but Some new projects are coming up in here, and you can check these out if you want to. Apartment projects like Shantha Sriram Paadmanabha residency, Shanta Sriran harmony Heights, Giridhar Sai Ashrya, and Jayalakshmi Towers are offering some good units for sale.

Padma rao Nagar has a unique problem. having soo many trees and greenery around, there are quite a lot of monkeys in this area, which create a menace by evening time. Haha! It is quite serious actually. That can get irritating at times. It is dangerous for kids as well. Apart from that, there is the garbage and sewage disposal problem in here.

The rent for the apartmenst in this area is also a little high.I think the presen price per sq ft in here is close to rs 10/ sq ft to rs 15 per sq/ft. You can get a good house or an apartments in here for around 15000 rupees or so.

Hey and due to the Hyderbad Metro rail project, the rate in this area will increase further too. I think this is about the rigt time to invest in here. You will get good profitable return here in the future after this project starts running.

The price in Padma Rao nagar at the moment is 3,800 rupees/sq ft for apartments. That is a little more compared to the other parts of the city. But as this area is very close to the center of the city, the Secunderabad Junction...this is expected. I think you can get a decent 2 bhk or a 3 bhk here from 30 lakhs or so.

Padma Rao Nagar was basically a residential locality and it has recently seen some commercial establishments due to its proximity to the Secunderabad Station. Now also, most of the locality is in the form of apartments and houses. But the main road had some major shopping malls like the Gharonda, Twin Citi's Compliments etc for your day to day neds.

Hey Padma rao Nagar has some decent schools and colleges around like St. Piers School, The Johnson Grammar School, English Union high School, and Red Convent. You dont have to worry at all about the medical facilities, the famous government hospital, the Gandhi Hospital is in this area only. Apart from that, you hav eother private hospitals also like Gurunanak Care Hospital, Life Springs hospital, and Pulse Hospital in here too!

Padma Rao Nagar is one of the biggest residential areas in the city and i think it is a perfect place to setlle down. This place has amazing connectivity, with the Secunderabad Station only a 10 minute walk away, Many buses are also available from this area from the Padma rao nagar Bus Stand to the othe parts of the city.

Yes, this place is very calm and green. The Padma rao Nagar park is a major landmark here and you can enjoy good walks here. Another major landmark here is the Skandagiri temple, which has a llot of celebrations going on during most of the year. I think you will find everything you need in this locality.
