According to me, local zoning office can give you the designated `building setback’ for the property in question (building setback requirements are common, they provide required quality consistency to the buildings in the given area). These are essential for independent homes. When you take these setbacks and regulations into account you will get to know if there is enough room to build something worthwhile.
Hi Rohit, There is a fundamental difference when it comes to buyers in Pune and the general market for hill town residences, that is present globally. Most of the buyers in Pune are looking for weekend homes, while the global trend is about vacation homes. Hence when choosing hill properties in Pune, easy reach and access to property and to the city are important.
Prospective buyers must ask for the certificate of approval given by the local zoning department in the municipal office, regarding land quality, which gives information regarding ground-water levels and quality of the soil. Most developers will give you a copy of this approval. Other aspects to be kept in mind include environment clearance, water source approval and plans for sourcing alternate energy. For all of which the developer can provide approval certificates.
As per my knowledge, Building on a hill-slope adds complexity to construction,. Check with the developer for factors like using suitable pre cast beams, hard landscaping, provision for extra drainage, including perhaps the necessity for a pump.
@ Mr Marathi, In my point of view, Sites which slope up from the road towards the property may create drainage issues. In case the slope is significant it is best to check if there are tumble bays installed in the underground drainage . A similar planning may also need to be done on ground to handle rainwater during monsoons.
