Factors that will lead to the rise in real estate in Hyderabad
Q: Hey guys, A lot is being talked about the real estate market in Hyderabad and how it is about to see a huge growth in the future. but what do you thin are the factors that will help it grow?
The most important factor in here I think is the price, Hyderabad is comparitively a lot cheaper than the other metro cities, and that is another reason why many big companies are keen on investment in here as it is cheaper. but i think in the coming few years, the prices in here will increase.
I agree. Also, the availability of land is also a very good factor. The areas that have been chosen for the IT development and the Aerospace development have a lot of land left for many companies to invest in and acquire a land in there.
If you look at most of the cities, like Bangalore, the concentration of the companies is mostly in the IT sector. But in Hyderabad, there is a scope for a lot of sectors to come up. Like Pharma and aerospace as well. Recently there has been an announcement about the Pharma city and the aerospace park in Hyderabad, it will help too.
Hyderabad is a growing city with a lot of scope for people to get jobs too. for example, the TCS company has just announced that there is a chance for 40,000 more jobs in Hyderabad. So when companies like this invest and set up their units in here, people from all over will come down and would want to settle down in the city.
Hey not only IT companies, many non IT companies like Coca Cola and the famous furniture giant IKEA ,and the furniture giant from Japan called Chateau D'Ax are setting up their facilities in here. So it is a good way to increase the real estate value too.
Also, many companies are also showing interest in investing in here and setting up their facilities. So I think Hyderabad will be the all new IT hub of the country. Internet giants like Google and reputed companies like TCS have plans for investment here.
Yes, places like Adibatla, Nanakramguda and even near Uppal and over the Warangal highway, there have been a lot of anouncements for SEZs and so now there is a chance that they can be the new IT corridors as well.
I think the availability of office space is also one of the biggest reasons I think. I mean, apart from the established IT corridor in Madhapur and Gachibowli, there have been other announcements of IT corridors that are coming up.
I think the huge scope for the real estate market here after a big break is one of the reasons for such an increase in the land price. May people had actually stopped or delayed their constructions and investment plans in the last four years as they were not sure because of the political disturbances. and now that there are no more issues, many people have actually started building and constructing houses, which is why the and prices are also up.
