In my point of view, despite the desire to invest in realty, the mid-income-segment populace of the country is not getting the right opportunities primarily on account of large ticket size, transaction costs coupled with high home loan interest rates.

According to me, real estate is definitely a very high-risk asset class and only those with that kind of appetite should consider investing in these instruments .Consider the market conditions, the borrowing ability of the developers, regulations and so on before putting your money into real estate.

But in my point of view , you can expect handsome return in real estate investment. Real estate returns have been higher than other investment options, at least in the long term . In fact, if we compare the returns in gold investment and real estate in the last one year, appreciation has been better in the latter. Between September 2013 and November 2014, BSE Realty Index generated 44 per cent returns as compared to gold, which dipped 14 per cent .

In my point of view, NDA government seems focused on re-vitalising the Indian real estate sector by bettering existing regulatory framework which may lead to phenomenal growth. With real estate (regulation and development) bill likely to be implemented soon, the transparency in transactions is expected to improve in future. In addition, regulatory reforms such as relaxation in FDI norms and finalisation of REITs guidelines will help the Indian real estate sector become more organised and attract global investments, aiding growth in future.

Hi All,
In my point of view, there is dual advantags of investing in real estate property market. Real estate investments are the only assets that generate rental income as well as capital appreciation. In addition, it also serves a dual purpose as the property can be utilised for self-use or let-out as per the requirement.

Yes Sufia, I agreed with you.According to me, another reason to invest in real estate is tax benefit. Investments in the real estate sector attract significant benefits with tax exemption of upto Rs 2.5 lakh on housing loan principal repayment and upto Rs 2 lakh on home loan interest. These tax benefits on personal income, in addition to rental income and capital appreciation makes real estate a worthwhile investment option.

As per government estimates, in 2012 there was a shortage of 18.78 million urban housing units. As per different sources , an additional housing demand of 2.15 million units is likely to be generated in the top eight cities between year 2015-2018. The existing under construction and planned delivery pipeline is around 1 million across these eight cities for this period. With such a huge demand, investments in apt properties within growing cities can surely fetch good returns.

The answer to your question is ,the biggest advantage of the industry is that it caters to one of the basic needs of people. Due to the basic need of food, cloth & shelter demand in the sector is never low. Particularly in a country like India, where housing shortage is a critical issue, there is no dearth of demand and thereby, no fear of falling prices in the long term.
