Since Vadodara being the cultural hub as well as a booming investment market it would be attracting people from all over India and outside It has also been recently announced to be called as smart city which would help in development.Now we have to see is the residential development as a result of all this.

As per my knowledge, there is no doubt that Gujarat is developing at a fast pace and there are many reasons behind it.Ahmedabad and Vadodara's real estate market is booming because of the huge growth of its industrial sector and overall high rate of development, fuelling both the commercial and residential properties.

In my point of view, both the cities are rich in textile, pharmaceutical and chemical industries. Apart from being well-established education centres, Ahmedabad and Vadodara have also established themselves as major ITITeS and retail destination. Flats, apartments, serviced apartments, bungalows, penthouses and township properties are cropping up all over the two cities.

As per my understanding, even today, new bungalow schemes can be found on the outskirts of Ahmedabad and Vadodara city, but the scarcity of land and expensive real estate prices in the city have brought in the trend of apartment houses in form of high rise towers in the cities. Undoubtedly, Gujarat and its cities are a land of opportunities for the real estate developers.

The prime residential areas that many of the local as well as expat developers have spotted in Ahmedabad are Shahibaug (in the northern part of the city), Satellite, Bodakdev, Vastrapur, Prahladnagar, Thaltej (in the western part of the city) and Maninagar and areas around Kankaria and Chandola Lake (in the southeastern part of the city). The growth corridors for real estate development are the SarkhejGandhinagar Road (SG Road), Sardar Patel Ring Road, Maninagar and the north side of the inner 132 ft Ring Road in areas like Nirnaynagar and Ranip.

Though, locations in and around Ahmedabad are top picks for the developers in the state but apart from Ahmedabad, Surat and Vadodara also rank high in the state's real estate sweepstakes.Talking about Vadodara, then it is a preferred emerging investment destination for the developers trying to make inroads into the state. The prime residential areas are Alkapuri, Race Course Road, Old Padra Road, Jetalpur, Akota and Fatehganj.

The areas currently commanding the highest demand for residential space are Akota, Vasna, Gotri, Jetalpur and Fatehgunj. Flats, aparments, bungalows, penthouses and township properties are cropping up all over to meet the demand. In the past, residential development was predominantly in the individual bungalow segment and even today, new bungalow schemes can be found on the outskirts of Vadodara city, especially in Sevasi, Kalali, Ajwa and area alike.

As per my knowledge, Alkapuri, located in the centre of Vadodara, is one of the most developed and planned areas of the city witnessing a steady appreciation. Residential areas in North Vadodara like Sama, Chhani and Nizampura are welldeveloped too. Apart from other factors, the easy accessibility to Ahmedabad-Vadodara Expressway has given a boost to real estate prices in this region.

According to me, areas like Harni and Waghodia of East Vadodara have also showed appreciation in land prices due to close proximity to the developing commercial corridor. Manjalpur in South Vadodara replicates Central Vadodara as here too, non-availability of land parcels has lead to the appreciation of land values. Atladra, Kalali, Talsat, Bil with good connectivity owing to the Ring Road offer variety of homes in terms of affordable housing, luxurious homes, smart homes and also weekend homes.

In my point of view, the NorthEast, Western and the Eastern part of Vadodara are touted to witness good realty growth in the times to come. This includes areas like Waghodia, Ajwa road, Chhani, Gotri, Sevasi, Harni and many more. The development of residential townships, malls, office spaces and flyovers are some of the growth stimulators changing the cityscape of Vadodara.

As per my knowledge, Vadodara is Gujarat's third largest city and a preferred emerging investment destination.The realty market of the city is on an upswing because of the huge growth of the industrial sector and the overall high rate of development, both in commercial and residential terms. It became industrialised in the sixties when major corporate houses started setting up base here along with some mammoth public sector units.
