Hi Mr Akash, According to me, the nearby localities include Indira Park, Shankar Garden, Jeevan Park, Om Vihar, Mahindra Park, Bindapur, Vikaspuri and Dwarka Sector-3. The locality is connected to different parts of the NCR. For instance, there is direct connectivity to Noida through the metro. Also, it takes just 30 minutes drive to Gurgaon and 20 minutes to the airport.
As per my experience in this locality , I will say that, expected return in terms of investment will be good & handsome. Property prices have risen since the metro has reached the locality. It is a middle class locality offering apartments and independent houses within a moderate price range. Uttam Nagar has come up as a hot residential destination and has seen steep rises in price of properties. Owing to ever increasing demand of residential space in Delhi and reach of metro. Near to Dwarka. This is a very good locality and neighborhood.
If you will notice in year 2009 , the average residential price of this location was 2950/sq-ft. After many ups & downs , in year 2015 Jan this average price has touched around 5650/sq-ft. There is no doubt that Uttam Nagar real estate market is soon going to see sunny days as far as infrastructural development is concerned. However, it would be a matter of wait and watch whether legalising the area would take away its affordability or will create an opportunity for the deprived class to own a home in one of the well connected localities of the city.

Major hospitals in this sector are Uttam Hospital, R Nayyar Hospital,Kausal Hospital. Uttam Nagar is a fully residential location in West Delhi. It is a well developed and peaceful locality just 50 meters off the main road connecting Dwarka and Vikaspuri.
As per my knowledge, currently the area is unauthorised but has been proposed for regularisation. Post which, we are expecting prices to rise as it has all elements for scope of appreciation including the metro and proximity to up-market lifestyle. Since the three leading political parties have kept this as a big agenda in the upcoming polls, each of them is trying hard to impress voters in their own way.
Hi Akash , As per different sources, it is identified that Uttam Nagar has options below Rs 20 lakh. Properties within this budget are available on the outskirts of the city or the urban villages which dont have metro connectivity or liveable infrastructure, unlike Uttam Nagar which has both. While the nearby area of Janakpuri offers properties in the range of Rs 10,000-14,000 per sq ft, Uttam Nagar offers at Rs 3,800-4,800 per sq ft.
