Hi Guys, According to news, the Authority will likewise need to first go through protests, if any, raised by buyers. As indicated by the Noida Authority's finance department, those 40 builders waiting to have occupancy certificate, have huge dues of Rs 3,000Cr. Other than clearing these dues, they need to get a no-objection from buyers if there should be an occurrence of any adjustment in a project's layout plan.
@ Mr Vikram, According to the current news, developers have to pay cess to the state's labour department, which is attempting to recuperate over Rs 100 crore from many builders in Noida. Notification have as of now been sent to builders whose projects are completed or are going to complete. Builder or developers and people who spend more than Rs 10 lakh on development need to pay 1% of the construction cost as labour cess.
According to honorable Mr S K Singh, assistant inspector general, UP stamps and registration department, authority doesn't have a record of builders who have gotten occupancy certificate (OC) from the Noida Authority. Development Authority will conduct a meeting with department officials to get the details information about it. Maybe the registration of the flats will take at least 6months time.
Hi Vikram, As per the latest news, getting ownership/possession of flats is predicted to take longer time as developers of 40 projects will need to pay the Authority duty charge of over Rs 3,000Cr and labour work cess to the state government for acquiring the important certificates or approvals.
@ Vikram Singh, As per news, around 36,661 flats in 40 projects around the bird sanctuary are as of now ready. Purchasers of those projects have acquired occupation certificates will have the capacity to get their homes registered. Authority has begun the procedure of giving occupancy certificated to those projects that are finished. Noida Authority hopes to cover every projects within 2months.
@Mr Vikram, According to sources, the Authority has delivered an occupancy certificate to the Supreme Court Bar Association project and is hoping to give the green sign to 5 more projects in this month. However, authorities of the planning department said the whole process is could take 6 months as a standard procedure must be obeyed to give completion certificates.
Hi Vikram, The delay in the revelation of eco sensitive zone will put an extra financial pressure on 30,000 home buyers, circle rates were due because for revision on August 1st. Suppose the long hold up, due to by the delay wasn't sufficiently terrible, the home buyers now confront huge hike in cost when they enlist their properties. The revision in circle rates will put burden of Rs 200 crore on them.
According to current news, home buyers had met Gautam Budh Nagar DM N P Singh and encouraged him to not to execute new circle rates, which the DM guaranteed he would take up. In this way, he composed a letter to Noida Authority. It is a crucial setback to a huge number of home buyers influenced by the eco sensitive zone announced by the NGT around Okhla Bird Sanctuary (OBS).
Hey Mr Vikram, The assistant inspector general, Mr SK Singh at the UP stamp and registration department, said there is no extension for them to help home buyers influenced by the delay in affirmation of the eco-sensitive zone near the sanctuary. Authority have inspected all conceivable outcomes, however, bound by law, the department can't help to home buyers. They will need to pay revised circle rates & stamp dusty.
Hey Guys, I heard from the latest news that, buyers have to pay revised circle rate to take possession of their properties. Which is very much disturbing for property buyers. How much they have to suffer more? Kindly discuss.
Hi Mr Vilram Singh, As per the current news, disturbed home buyers have wanted to set protest against the center for postponing of proclaiming eco sensitive zone for the sanctuary. The state stamp and registration department , declared they wont be able to help, and home buyers will need to pay the revised circle rates compelling August 1st, to take possession.
As per sources, it is believed that, centre's draft of the new green zone did not affect any realty project. The draft proposed a no-construction zone extending 1.27km from the park towards the DND Flyway in the north and 100 metres to the east, west and south. The new contours were drawn up because a 10km area around the park was marked as a green zone in the absence of a clear demarcation by the government, blocking occupation certificates for 35,000 flats.
@ Prasad, But since this proposal hasn't been formally notified, status quo has prevailed and flat buyers continue to pay hefty EMIs as well as house rents. So buyers were hoping this issue would be sorted out by now. The PM talks about speeding up infrastructure projects but the government has failed to live up to our expectations. Buyers had decided to group together and protest if the notification wasn't issued soon.
As per sources, officials in the UP government said they were expecting the notification by the end of 2014. The process of notification, including objections being invited to the proposal, was supposed to be completed by December 2014. The Centre had given the final touches to the draft proposal in September. Objections are supposed to be invited and addressed in 60 days. The Noida Extension Flat Owners' Welfare Association extended its support to the home buyers. By saying they will hold a big dharna in March.
I came to know from news that, more than five months after the new contours of the no-construction zone around the Okhla Bird Sanctuary were finalized, a delay in the final notification is making thousands of homebuyers increasingly frustrated and restless.
Hi , Prasad, With all legal and environmental hurdles in the way of getting possession of their flats in Noida now cleared, a buyers' association as well as individual investors said they would hold protests in March if there was no progress on the final notification of the green zone.
