Hi Guys, I am planning to invest some money in a residential project in Selaiyur area . I want to know the current market condition of this locality. Is Selaiyur showing any improvement recently ?
As per my knowledge, Selaiyur is a town near Tambaram, Chennai. This town is located on the Tambaram-Velachery Road. Neighbouring towns include Tambaram, Madambakkam, Rajakilpakkam, Sembakkam, Chitlapakkam and Medavakkam. The air-force station and serves dwellings for most of the retired air-force families are there. Selaiyur is a very good locality and close to all basic amenities like market, hospital and schools. Selaiyur is developing very rapidly. It has many numbers of educational institutions, leading restaurants, branded showrooms and importantly it has got lots of bus connectivity & it is near to Tambaram railway station.
According to me, the only different reason the place was known for was its ancient temple tank in its inside. A really common destination for the native individuals in province . Today it's a far wanted location for those probing for a cosmopolitan neighbourhood with a mixture of individuals from completely different states of the country.
In my point of view, Tambaram despite its quality is one among the oldest localities of Chennai. Hi Pavan , In my point of view, corporate like TCS and Wipro chose OMR as their destination to establish their operations in Chennai. Establishment of TIDEL Park triggered the present development of South Chennai as the destination for IT operations which has in turn boosted the growth of this corridor. After the success of TIDEL Park, the state government declared this stretch of OMR as the IT Corridor.
@ Pavan Kumar, The genesis of infrastructural development started with the boom in the IT industry in the region. This has boosted development along the OMR and ECR. We have a relatively younger crowd settling in this region and the nature of investors in South Chennai is predominantly different from the main city. We are coming up with more than five projects in South Chennai.
In my point of view, even the city limit is expanding in the southern direction with Sholinganallur seeing rapid development in recent times. The industrial development in Oragadam has played a significant role in increasing employment which has in turn seen a southern shift in settlement. More growth in the area.
According to me, when you talk about residential development, it is a derived demand.The IT parks and the educational institutions all along South Chennai have created a lot of job prospects and subsequently the demand for housing has touched the roof. This is also evident in the development of social infrastructure all along the area. The young professionals have the purchasing power and hence the demand for residential projects has gone up.
While the usual case has been that the rise in realty growth has made a dent on the environment and green cover, South Chennai has also struck a different note here. Despite the exponential realty growth, its green cover is among the richest among all regions in the richest among all regions in the city. The presence of IIT Madras, Theosophical Society and Guindy National Park have been a succour to the citizens. It is one major factor which potential buyers are taking into consideration.
Hi Mr Pavan , As per different sources, it is definitely a plus point for South Chennai. The only reason I chose to take a place in Guindy was because of the greenery. There's nothing like having a home in Adyar which has a strong green thumb to boast of.

During the past one-and-ahalf decade the southern parts of Chennai like Adyar, Velachery, Medavakkam, Pallikaranai, Guindy, OMR and GST Road have become the preferred locations for commercial and residential developments. IT has played an important role in the development of south Chennai.
If you see the center of activities, South Chennai hogs all the limelight today. This will continue to do so, as the scope for growth in the region is immense. Just 10 years back, Tambaram was considered as the end of Chennai but now thanks to the extensive transport facilities and numerous educational institutions, the region is one of the busiest areas of the city. With the introduction of metro, the real estate scene of South Chennai will undergo rapid evolution.
Today, the growth story of South Chennai still seems unabated. With its ever expanding limits, the city's growth in recent times is unparalleled. Even as the centre of activities of the city continued to shift with each passing decade, the importance of the south has failed to dwindle even a bit. @ Pavan , Areas like Velachery, Selaiyur, Tambaram, Adyar, Mylapore and Saidapet are emerging as the major development hubs of the city. The establishment of major IT centres has paved way for rapid urbanisation of areas along Old Mahabalipuram road, East Coast Road and Grand Southern Trunk road.According to industry experts, two thirds of the hot localities of the city were from the southern zone in the past year.
