Over five years, this area have witnessed the yearly appreciation of 30-40 per cent.Moreover last years this location has seen an appreciation of 9-11 per cent.Nallagandla will continue to show very healthy appreciation, and also has a good rental growth due to proximity to IT hubs.

Thanks, Even I thought so too. I think the issue here is with the lack of approach roads. Probably this area will more constructions and growth in the next year/two, will sit tight and wait until then.
Thank you for your valuable inputs but I think the average price in this area is above 22000 per sq yard. Nallagandala is one of the fastest developing locality in Hyderabad so in coming year definitely the prices will increase.
I have visited last week, there seem to be one more big venture coming up right next to Ramky one (bella vista, triplex villas), probably this should help the land value go up further. Expecting 25k / sq yard by mid next year or so. Any comments ?
Yes Subba, I think you are right due to Ramky project, definitely price will shoot up, so I think one should wait for next 1 yrs for more capital appreciation.
Hello, The price of your land is easily anywhere above Rs. 10000 per sq. yard. You will get some pretty good value for your land. Taht and the fact that its next to The Ramky COsmos will earn you quite a good price if you sell it.
I was expecting it to be around 20k/sq yard, is that a wrong estimate ? I know prices went up to 17k/yard here in 2005 but came come heavily in the later years, so much of volatility here, hence would like to do a reality check.
