Noida authority is taking steps to stop plots being misused & violated.

Hi, The government has taken a wise deciaion in order to prevent the violation of several plots. Hope it shows the results.

Definitely UP Govt. & developing authority has to take serious step regarding the conversion of lease land to free hold land in Noida. Delhi has set example by converting leased land to freehold land. Noida people are suffering from this & feeling insecure here. It felt like promised are made to fool people during poll campaign. After election, all promises are in wind. It is the time for responsible authorities to take action for it.

According to the latest news, RWA federation is demanding to honorable Chief Minister Akhilesh Yadav, conversion of lease land to free hold in Gautam Budh Nagar.

Hi Mukhesh,
I came to know from the news that, N P Singh, the president of District Development Residents Welfare Association (DDRWA), stated that, properties in Gautam budh nagar are not freehold. This is the only such location, where properties are leased out for 99years. However, this is not happening in Delhi. All most all lease lands are converted to free hold land in Delhi.

Yeah, why Gautam Budh Nagar is the only district having this problem? Due to this people are feeling insecure here. For this reason, it is very much urgent to convert those leased land to freehold land as soon as possible. Developers such as DLF Group & Ansal Group have freehold lands allotted by development authority, for constructing township in Greater Noida.

As per A N Dhawan, current president of FONRWA, said that honorable chief minister has already promised people to take care of this land litigation, during poll campaign. But nothing has been done.Not a single step has been taken for this. So FONRWA demands that Noida residents must have freehold property.

I think this is a very important step taken by the Noida authority to curb malpractices related to vacant or under-construction properties. Property owners should take care of their properties once they are allotted to them and also keep in touch with the builders for completion certificate and other approvals needed from time to time. For those who are looking to buy these under-construction properties, they should enquire about the builders' reputation and their past projects before investing in a new property.

Hi Prasad,

The Noida Authority has said it may cancel lease deeds of plots that are vacant or or only partially built upon if allottees don't maintain their land. The move comes in the wake of repeated complaints from residents that such plots are being encroached upon and misused. Noida Authority chairman and CEO Rama Raman told on Wednesday he has directed his officials to conduct a survey of such plots across the city, and warned land-owners that allotments would be cancelled if they failed to take care of their plots.

As per sources, currently, allottees are required to complete at least 50% construction of the floor area ratio, and thereafter they are entitled to a completion certificate for the building. However, we(noida authority) have received frequent complaints from residents and our officers of scores of plots lying vacant and of many others that have been partially completed but lying in a shambles. Some of these are also reportedly being misused by residents for unauthorized land use. They could also be occupied by criminals.

Hi,
In my point of view, many of the temporary constructions do not have a caretaker, creating a nuisance in their neighborhood. A survey of the city will be conducted to identify such plots. Thereafter, we will serve a notice and ask allottees to clean and maintain the plot or face confiscation of the land.

That is right Geeta. I agreed with you. Until September 2011, property owners were allowed to seek completion certificates after constructing just 25% of the permitted FAR. In February 2014, however, the Noida Authority had proposed a change in its building bylaws.

@ Prasad,

At the time, the Authority had said that landowners in Noida will either need to build 100% instead of 50% on vacant plots of land they own, or sell them to someone else who will, to avoid plots being confiscated. The move had come with an aim of ridding Noida of encroached vacant plots. However, this rule is yet to be implemented.
