I am in the decision phase of buying a 3 BHK flat at this venture. I want to know the details from the forum before approaching the Sales & Marketing Dept at this venture. I have a few questions :
- What is the price being quoted for a 1600 sqft, 3BHK at this point and the best price they would come down to after negotiation ? - Did anyone negotiate a down payment deal i.e... Cash and rest from the loan ? If yes, what is the price they quoted for such a deal ? - What is the project's completion date that they say ? Do you think their words are worth believing (based on the current completion state and other factors) ? -- I have seen June 2015 as the project completion on commonfloor.com (http://www.commonfloor.com/bhavyas-t...ad/povp-iij76p). Is that possible ? - I heard that a NEW 100 ft road is sanctioned from Usha Mullapudi centre to Jeedimetla. Any ideas about the progress on this front ? Can we expect this to be completed in the near term ? -- This would be one of the very important factors for new buyers like me. - Any idea about the water situation in the surrounding areas ? - I know that the builder has a good reputation. Do they have the capability of handling such a huge project ? I think this is their first such big venture at this scale. Any insights ?
Sorry about the slew of questions. Jotted down the thoughts that came to my mind. Hope they are valid and help other members who are interested.
I have bought a 3BHK (B-Block) and they have promised to handover by Jun '15 however, quoted there could be a delay of 6-Months. Quite a lot happened since last 1.6years and 3-blocks are near completion. Great amenities overall and its a unique building. landscaping is near completion for most areas. Temple is completed and its a great place to spend some time everytime I visit. Lifts are to be installed and I think it will be completed by end of Nov. 15. ABC blocks should be ready for possession by end of Dec '15. I am planning to move by March '16 with my interiors getting finished by end of Jan '16.
Hi Kiran, Recently I have visited the project site and I see good progress from my last visit. Temple work also seems to be nearing completion. Looks like they are also doing some ground work for the landscaping as well. A few supervisors I spoke to say that handover might be in sept 2015.Amenities work is not started yet.

Hi That 100 feet road project from Usha Mulapudi centre to Jeedimetla thing. It is still kept under wraps and what you are hearing are some whispers thast does not have any weightage unless some concerned board officially puts out the word. But I too hope it happens. The real estate will imprve even more around here.
Hi. The builders are doing pretty good in terms of handling the project, actually. They might be new but they definitely are here to stay and make a name for themselves here. They are ambitious, this project speaks volumes about that.
The builders have been pretty good, actually. THey have 16 projects that have already been completed while 1 in ongoing and another one is in its developmental stages. They can be trusted with some things, guys. They have been doing this for a while very effeciently.
Builder has a good reputation (Bhavyas group). They have completed more than 10 ventures. For a 3 BHK flat, they are telling 3500 per sft (3 BHK of 1600/1450 sft) and amenities of 5 Lakhs. From 9th floor onwards a floor wise charge of RS. 50 per sft. They can reduce a max of 1 lakh. I think more than 80 percent of the flats are sold.
As to the schedule of the project. I mean the completion date I am not too sure about it. This is a pretty huge project for the first timers so I think it will take a little more time for them to complete.
Hello, My friend got a mail when I talked to the builders about the project with the marketing department. In that mail there was the payment details and the schedules were listed. According to that, some 10 % to 15 % must be paid up front and the rest of them must be paid on a regular schedule in stages.
When I talked to them they told me that the price for 3 bhks range from about 49 lakhs to Rs. 54 lakhs. And they could go down by about a lakh or so at the maximum and not more than that.
