Have he development authority estimated the total number of low-cost houses that can be created in the growth centre? What will be the FSI for those areas?

Well Kaushik,
The development authority has not yet estimated the total number of low cost houses that can be created in the growth centre as it is yet to decide on the Floor Space Index. The MMRDA is, however, planning for all infrastructure in the area assuming a maximum FSI of 4.

But as per the region plan, Kalyan is allowed a base FSI of 0.2. There is a Development Plan in place for the region, but the FSI part though slightly higher has still not been formally approved. A South Korean advisory company, which had done the initial planning for the growth centre, had suggested an FSI of 4, so while the final FSI for the area has still not been finalized.

Hey guys,
I hear that the motivated growth center proposed in Kalyan, approved by the chief minister last week will also have an affordable housing component though the focus would be largely on commercial development. The MMRDA will set aside 10% of the total land it will have to acquire for the growth centre for housing economically weaker sections

The Kalyan growth centre will be the first of many such junctions proposed in Mumbai's urban community to relieve the congestion from the main city. The growth centre is proposed to be connected by a Virar-Alibaug multi-modal corridor, and will be close to the Nilaje railway station.

The Maharashtra government has set a sharp target of creating 19 lakh affordable houses in the state by 2022 under its "Housing for All by 2022" scheme.

Under the Town Planning Scheme, 50% of the developed land would go back to the landowners, 40% of the land would be used by the authority for creating infrastructure such as roads, parks, social amenities, and utilities, while 10% would be reserved for housing for the economically weaker sections.

Yes, in the first phase, the MMRDA will acquire 330 hectares, mostly vacant privately owned land, using the Town Planning Scheme. Overall, the growth centre will cover 1089 hectares in the area where the MMRDA is already the special planning authority.

This move has to be regarded as a milestone for the housing sector as every stakeholder of the industry is sure to get benefited. Currently, taking 10.50% as an average interest rate on housing loan, EMI on admissible loan value of Rs. 6 lakh for a15 year loan duration comes out to be Rs. 6632 for each month. Now with the cabinet approving on the credit linked subsidy to 6.50%, the monthly EMIs come down to Rs. 4050 thereby, offering a saving of Rs. 2582/month.

It is imperative to understand that Housing for all by 2022 is a bigger term than what is being understood by the common public. There is lot more to it than just providing houses to everyone. The government has planned to not only build more houses, but to redevelop slums, decrease interest for poor section, involving private sector and also aid urban poor for renovating the existing homes.

It will help in many ways to the people like releasing of inexpensive land parcels, land acquisition to become easy, interest rates to be dropped, raw materials to cost less and other such steps will make sure that developers are provoked to construct houses coming under affordable segment and target audience to be EWS and LIG groups primarily.

With almost 30% of our country's population falling under LIG and EWS groups, the current price trend in Indian real estate cannot be afforded by them. Thus, schemes like these are major incentives for this section of the society along with development of affordable homes.

A path breaking news for the Indian housing sector as the cabinet has approved launch of "Housing for all by 2022" programme, which is primarily aimed at rehabilitation of slum dwellers and promotion of affordable housing for the Economically Weaker Sections (EWS) and Lower Income Groups (LIG), through credit linked subsidy.

A support of Rs. 1 lakh to Rs. 2.30 lakh per beneficiary would be provided under different components of the National Urban Housing Mission (NUHM) in urban areas to build 2 crore houses to meet the housing shortage, over the next 7 years.

Well Anirudha,
As per the earlier approval of the Union Cabinet, there are four components to the NUHM. In the 1st category under the redevelopment plan for slums with the participation of private developers using land as a resource component, a central grant of Rs. 1 lakh on an average per beneficiary would be provided. In the 2nd category, affordable housing through credit linked subsidy scheme, an interest subsidy of 6.50% on each housing loan to EWS and LIG by central government. For 3rd component of affordable housing through private and public sectors, central assistance of Rs. 1.50 lakh to each beneficiary would be provided to promote housing stock for urban poor. For the 4th category of subsidy for individual beneficiary led construction or enhancement of houses, a central assistance of Rs. 1.50 lakh would be provided to each eligible urban poor to build an own house or renovate the existing ones.

They are already busy in celebrating their 1st year anniversary programmes. They are waiting for PM to give time for the final launch. After all it's a very big initiative so it would have a proper launch. The effort which was earlier planned as Sardar Patel Mission would now be named to honor 75 years of Independence.

The new mission would include all the already existing schemes such as Rajiv Awas Yojana and Rajiv Rinn Yojana Ministry of Housing and Urban Poverty Alleviation and rural development ministry. One of the main elements of the mission would be slum redevelopment.

Good Morning Everybody,
Good News for Indian residents and home seekers. The government is now ready to launch PM Narendra Modi's most dedicated scheme called "Housing for all by 2022". It is one of the Modi's umbrella mission scheme, recounting all affordable housing scheme and slum redevelopment projects. And it is expected that the "Housing for all by 2022 scheme to be launched by mid-June.

Do you know that the current shortage of housing is 19 lakh and will increase by 31 lakh by 2022. Apart from speedy approvals through single window clearance, the government also needs to review some of its Development Control Rules like 33(7) (redevelopment of cessed buildings) and 33(9) (repairs and reconstruction of cessed buildings).

But at the same time the government needs to review these rules to make redevelopment of cessed buildings more attractive for developers. Moreover, the state should also normalise ready reckoner rates as well as stamp duty.

No only this Niyati but also to achieve the vision of housing for all, the government needs to accelerate implementation of policy reforms such as ease of approval process, increase transport and utility infrastructure, increase FSI, develop satellite cities to augment development and revive present cities, especially Mumbai.

The state government's contribution in creation of housing stock is less than 5%, but we want it to make active participation by taking on some projects on PPP basis for planned development.

There are many government-owned land parcels in the state which can be developed on public-private partnership model in which instead of charging premium for generating revenue, the state can have more share in the development and more affordable housing stock can be created.
