e-khata requried for registration?

Q: Hi

I am planning to purchase a property that's in BBMP limits but still has Panchayat Khata. Its a DC converted property in 2000 and taxes are being paid to BBMP.

The layout is not approved by BMRDA/BDA (maybe Panchayat as it has Panchayat Khata)
Is it possible to get e-khata for it and is e-khata requried during registration?

Electronic khata, popularly known as E-khata, is a tool for a plot owner to pay his/her tax in any nationalized bank. To apply for E-khata, the site photo, owners photo along with digital signature is a must. Electronic khata is applicable for new plots that fall under the BMRDA jurisdiction. Any individual owner having a valid khata, is entitled to E-khata. For unrelated sites, it will be in the name of the builder, and will be registered in an individuals name only when 40% of the release order from the BMRDA is received. Only then can an transfer the khata in E-form.
