Good question Ketal, I was expecting for such question. Yes, the police only require information about the flat/room owner's name, address and contact numbers, address of the rented property. tenant's name, previous address, native place address, contact nos., email address, photo identification, one passport sized photo, address of his/her work place and a letter of verification from the employer
Hi Sir, Is there any reason for passing such kind of circular, suddenly? Did they get any complain regarding the bribe? Because, similar kind of incident happened with me last year when i visited the police station for the NOC. Der Aaye magar Durust Aaye........
@Javed, This might be one of the main reasons because most of the landlords and tenants were hesitant to go the police station. There have been several complaints of some policemen asking for 'Bakhshish' (Bribe) for helping the citizens in getting NOC.
But at the same time it is also advisable that if any data / information is found wrong, the landlord will be held responsible for that. By introducing this new scheme, police want to compile a data base of the people staying on rent in Mumbai.
But Vivek as per the Police, there were many complaints about real estate agents who would spread word that police NOC is must and many times police found that the agents take money for these things.
Hey Ravindra, It really sound good. both property owners and tenants heaved a sigh of relief after a police circular reported that no NOC from the local police station will be required to obtain or to let a property on rent in the city. Thus, the landlord will only need to send the agreement copy to the police through registered post.
Right Vivek, Earlier, in most of the cases, real estate would charge high fees to help the landlord/tenant to get an NOC from the police stations. In addition to, the landlord/tenant would have to spent almost a day in going to the police station and getting an NOC. Now, this circular will save both time as well as the money for them.
This decision is really a magnificent decision. Until the issue of the circular, any landlord or tenant of any commercial or residential property will have to visit the local police station in person to inform the cops about the agreement and submit the copy of the same to the police station.
