Difference between Gram panchayat layout and HMDA approved layout

Hi Vineet, Panchayat layout rules will apply in case the land is not in the outskirts and not under Hyderabad Urban Development Authority.During conversion 1/3rd of the land should be left for open space. The local panchayat/municipality may be ready to waive, but it is best to check with the local office regarding all approvals

Hi, Various factors to keep in mind while buying Gram Panchayat land in Hyderabad.
1. Pay conversion fees to the government for converting agricultural land to residential.
2. Check under which layout does the landfall DTCP or HMDA.

Hi Kiran, Gram Panchayat land in Hyderabad outskirts is the agricultural land converted to residential land by paying the government a conversion fee. The Panchayat does not have complete authority to convert the land. Even if the area falls within the Panchayat limit, you may still need to approach the DTPC. so before buying Gram panchayat land you must do some research.
