Need suggestion to buy a property in medchal athvelly village.
Q: Hi, I am looking to buy a property in medchal athvelly village. It is an individual house and the plan is approved by medchal panchayat but not having HMDA Approval. When asked about the same builder is telling HMDA approval is not neccesary for that as the project is on 6 acres land. and the same is required if only land is more than 10 acres. I need the suggestion for buying the property and also whether to buy or not. With all other things, I am preity much satisfied.
One agent is saying 18000/sq.yard and another one is saying 15000/yard...Is there any another agent who can give realistic price for this big size plot in one of the posh areas of Athvelly close to top schools and Badminton hall.

Is Jayadarshini town ship lay out in Medchel is approved by HMDA GHMC Panchayat....I came to know it has only Panchayat approval.Will it be any problem in future.
Project layout is approved by different authorities like Hyderabad Metropolitan Development Authority (HMDA), Directorate of Town and Country Planning and Gram Panchayat. Projects that fall outside the limit of HMDA are approved by Gram Panchayat. A project approved by HMDA must have 50 percent of the plotted area, 20 percent road area and 30 per cent space for amenities and park. Internal roads must be 40 to 60 feet wide. Gram Panchayat does not have any such mandates.

Hi Vijay, As per my observation currently the price trends in this area is approx 7000 to 7300 per sq yard. In coming 3 to 4 yrs Medchal becomes prime residential locality due to well connected with the other parts of the city. It is well connected by train, buses and public transports. School, bank, ATM and hospital are available nearby the locality.
Hi Vijay, Medhcal is a little away from the city, but it is an upcoming area in terms of real estate development. Medchal was a village and now it has been added to the GHMC boundaries. Due to the establishment of the MediCity Medical college and Santa Boitechnics, this area has recently gained demand. The area has all the basic necessities that are required to live comfortably.
Hi Ramya, I think the government has recently proposed some express corridors around the city and they are being built to reduce the traffic around the city. I have heard that one of these express corridors is coming up near Medchal, It is said to be coming from the Outer Ring Road Junction to the Medchal junction. So I think this will increase the land price around here.
