Am wondering why Vivek E Ashokkumar has only this post in common floor, may be he has stopped searching flats after Uber. :D

There are a segment of us who Allow the builders around bangalore to dictate terms to us. And this segment of buyers are the bane on the remaining set of buyers who are pragmatic about the situation.
Eg. A property like uber verdant should not have buyers in first place. Secondly it should not have a market rate of above 4000 psqft. But the tragedy is , in hoardes buyers get sucked in all such builders to thrive.

If buyers unite and put a knowledgeable front, there will be price uniformity and conforming of local norms.

4. The high tension electric line runs right over the proposed tennis court and is within 60ft of the appartment. This is a big blocker. I am pretty sure OC will not be provided to this building just for this reason let alone for any deviations. Also they did not answer to the question on having a CC commencement certificate.

5. The owners share of apartment is currently sold at a negotiated rate of around 3900 psqft. So plz do not fall prey to tye aggressive and bullying sales office attitude. The rates have only come down from what it had been in last two years. This might be due to its knowledge that it doesn't have clear bbmp or bda approvals on oc n cc. I did not get to A katha as i was already disinterested and apprehensive abt the project.

6. The building quality is not top notch. It is mediocre. I would suggest a visit to manna karmel and see the finish. They have exactly the same materials used and exact same design availablr at half the price.

Hi,

I have been exploring options on sarjapur road.
And uber verdant is one among them on which spent good amount of time.

Firstly

1. The builder and sales team is extremely eager to poach customers, as if they are running against time or as if somethings gonna happen before which they need to clear tge scene. This approach n behaviour looked very fishy.
2. The rate currently quoted is 4900psqft. Trust me this bis a bogus rate. I bargained upto 4400 psqft with the builder in my firat visit, with the promise of further negotiation when we get to business end of the deal.

3. I have feeling that ammenities promised will not be provided until another 12 months at the very least, primary aim is to meet a dec 2017 possession target. No matter how messy the whole comolex is from outside. Unless pursued, the builder might not even build the promised ammenities in a proper or satisfactory manner.

Did any had chance to speak to the builder as I am planning to buy a flat and dint see any such thing? I got to know now that there is such thing there.

Hi Krishnaanand,

I am also exploring for the same project and found the below issues:

1. HT lines is a reality and it passes over few of the amenities also. The EM effect due to HT lines can not be avoided and is dangerous for health.
2. The carpet area of this builder is really less , close to 66 % or less .
3. The builder is asking for double tax from the buyers, looks like they want to make you pay there part of tax as well. VAT and Service Tax calculations are messed up and it comes close to 12 lacks..
4. Also came to know that they are not going to provide OC and they will push the apartment association to pay fine and get OC. Fine is for deviations from the approved plan.

Hi Guys, Even am also in the same boat & worried about the HT wires; But the project quality looks good ..so unable to decide on this point. Any inputs plz let me know.

I'm not able to get any solid proof what is correct way to do it, so decided not to go for it. Staring from scratch again :(

Hello Ranjith,
You Don't need to worry about the HT wires. As per BBMP & BESCOM, two competitive authorities which determine the distance to be maintained while building residential apartments has laid out guidelines which clearly states that 45 feet distance has to be maintained from the edge of the apartment. Mana has maintained over 100 feet distance.

Hi Yogesh, Is high tension line anyway passing through Uber Verdant? Please let me know as I am planning to buy an apartment in this project.

Its passing from the play area, aprox 100-120 ft from the building, bt portion of aminity part will be under that area. Let me know if you find any useful info to take the +ve or -ve decision.
It may not be high tension (can be low) I'm not sure, as the height of wire is around 20-25 ft from ground.

I have read in some blog that high tension line may create both short and long term problems. Short term problems like headache, anxiety, insomnia, rashes and muscle pain. Long term problems can be Risk of damaging DNA, Risk of Leukemia etc.

I think you should discuss with the builder as well as with your legal expert. May be the builder has taken all the precautions and safety measures for the same.
