I have an area of 4550 sq ft in chennai, can I go for premium FSI

Hi, I think premium FSI is not allowed in the red hill catchment areas which is restricted for development and those water bodies that are maintained by Chennai Metropolitan Water supply and Sewerage Board which are restricted for drinking water purposes. Additionally, the person availing premium FSI will also be able to get increased land extent for construction of building.So take legal suggestion before proceeding for FSI.

Hi, Details of Road Width and corresponding Premium FSI allowable under the Regulations 36 of CMDA Guidelines are as under:
i) Road Width- 18 metres and above- Premium FSI- 40% of normally allowable FSI (60' and above)
ii) Road Width- 12 metres below 18 metres - Premium FSI- 30%of normally allowable FSI(40' & above-below60')
iii)Road Width- 9 metres below 12 metres- Premium FSI- 20%of normally allowable FSI (30'& above-below 40')

Thank you very much for your guidance.Mostly it is 1.5 for an ordinary building which would be also applicable in your case. Very few people go for premium FSI which entails huge costs.My personal suggestion is that go for ordinary FSI it is enough for 4550 sq ft area.

Hi Laltha, Premium FSI is a tool to encourage vertical growth in a metropolis. In a city like Chennai, where every inch of space counts Premium FSI is expected to ease the pressure on land at least to a marginal extent by allowing construction of more floor area.
