Navi Mumbai's upcoming airport streamlining for real estate

Q: After getting the last crucial approval for Navi Mumbais proposed international airport, CIDCO has handed over 250 hectares of land instead of 108 acres of mangroves that will be taken over for the project.

No need to worry now......if all this progress can taken place within a week, we are expecting the remaining issues to be passed soon, as they are up for decision in a few days time. Chief Secretary, Sanjay Bhatia has been in touch with the central ministries.

But still we have to take permission from the State Forest Department which according to CIDCO is expected to be resolved within 3 weeks. The issue is regarding the handing over of 250 hectares of land by CIDCO to the state forest department.

And the process was moving at a snail's pace, as it required the revenue and environment department of the state to work together.

@Saran,
They will get the final clearance to hand over the land to the forest department within next 3 weeks. After the handover, CIDCO can finally start digging the area to develop the airport. The chief secretary met the secretaries of both the departments, and now the process has reached its final stage.

Hey Guys,
There is a good news for those who have invested in property near Navi Mumbai. The long wait for approval to begin work on the Navi Mumbai international airport project seems to have ended, as CIDO claims that it has received a go ahead from the central government. As per the town planning body 7 out of 8 issues have been resolved.

Even i heard this news early this morning.....As per CIDCO managing director, they have been able to get clearances for most of the issues in the international airport project after PM Narendra Modi's meeting with Maharashtra's chief secretary during a meeting about 10 days ago. So all credit goes to MR PM who is really doing great for our country.

Yep, we should salute our PM.........tremendous performance by any PM after Indira Gandhi......

There were so many issue with this project and in less than a week, CIDCO received approvals that had been awaited from the ministries, as well as from CRZ and others. Issues related to CRZ permissions, technical obstacles, land acquisition with the environment ministry, funnel zone, etc had been stuck at the center for quite some time.

But still we have tom wait for the Civil Aviation Ministry's approval before the ground work of the project can begin. It is for the height restriction enforced by the civil aviation ministry for the 230-hectare land parcel which according to the CIDCO MD, should also be approved soon.

I can nor forget specially, because i made a lot of money selling my plot there at a higher rate. With the airport's construction finally on track, the real estate markets around are likely to wintess a recovery. Experts believe that in the future, there will definitely be price rise in these areas, especially after the current inventory is cleared.

The base price of land plots in Navi Mumbai have recently gone up by 20-25% as per CIDCO. The exact land pricing for all the city nodes has also been leveled, which shows that Vashi has the highest base land price of Rs 12760/sq.mt while the Ulwe node has the minimum land pricing of Rs 4950/sq.mt.

Hi Vinay,
Recently, the National Board for Wildlife, the apex wildlife-related clearance body at the Centre, has agreed to give up the requirement for the mangrove sanctuary that it had approved. The reason referred is that a heap of birds near the airport could seriously endanger aircraft safety.

But CIDCO, which is the project developer for NMIA, had meet to NBWL with a request to waive the requirement. At a meeting of the standing committee of NBWL held recently and chaired by Union Environment Minister Prakash Javadekar, the state government’s request was finally accepted.

After completion of New Airport project, Navi Mumbai will be one of the few regions in the country to have connectivity by all 4 modes of transport- Airport, Ports, Roads and Railway in the near future. Navi Mumbai Metro-rail is expected to begin testing Phase-I in December 2016. A new passenger railway line will connect Ulwe and Nhava Sheva in the first phase and finally up to Uran, the furthest point of Navi Mumbai.

Do you remember Vasanth? The announcement of the Navi Mumbai International Airport in 2007 had led to huge price rises in locations like Ulwe, Kamothe and Kharghar. However, with the project rolled in delays, there had been a correction of up to 20% in some of these areas.

With the last approval in place, work can finally start on the project. The environment ministry made a key indemnity, renouncing an earlier requirement that a mangrove sanctuary be created by the airport's developers.

After several rounds of debate Navi Mumbai International Airport was given environmental clearance in 2010 and wildlife clearance in 2013, based on the condition that a mangrove sanctuary be created in the area adjoining the airport.
