High maintenance charges in Noida.

Q: Home buyers are finding difficult to choose a residential unit in Noida / Noida Extension, as most of builders are charging high maintenance charge as compared to nearby localities.

As per sources, Crores & crores money has been paid by HUDA for the maintenance of sectors for the last 15-20 years. Then again, the MCG is charging house tax from inhabitants of HUDA sectors, since origin, yet is not utilizing the same for maintenance of HUDA sectors. Comparatively, HUDA is being loaded with maintenance costs of the sectors.

I heard from news that, HUDA has planned for new maintenance charge policy. From sector 58 to sector 115, the maintenance charges be paid to HUDA along with property tax to Municipal Corporation Gurgaon (MCG). Kindly discuss.

Hi Manider,
As per the latest news, administrator of HUDA, Anita Yadav has looked for another effective policy for collecting the maintenance charges from the new sectors 58 to sector 115 and the giving over of upkeep services of every single old sector from 1 to 57 to the MCG be sped up.

According to sources, in a letter to the Chandigarh honorable chief administrator, the administrator of HUDA has looked for that maintenance charges for sectors 58 to 115 be paid to HUDA, along with property tax to the MCG, like how people in colonized territories need to pay maintenance to the developer.

It is also heard that, honorable administrator Anita Yadav, in her letter sent to chief administrator Brijendra Singh, declared that after the initial assignment of residential sectors by HUDA, an enormous amount/expenses was brought about for maintenance of public utilities like roads, sanitation, water supply as well as sewerage services.

As per my knowledge, people who bought apartments in cheap rates in Noida extension area, confront another issue. Monthly maintenance charges of apartments in Indirapuram is approx Rs 1.50/sq - ft-Rs 2/sq-ft,but in Noida Extension maintenance charges are twice as of Indirapuram, approx Rs 3/sq-ft - Rs 4/sq-ft. This implies in a 1000sq-ft apartment in Ghaziabad, you are paying Rs 1500 as monthly maintenance charge, while, for the same size apartment, you need to pay Rs 3000-Rs 4000 Monthly maintenance charge in Noida Extension.

Maintenance costs in Noida Extension are twice of that of a few blocks in Ghaziabad. Why arrives such a considerable difference? People may wind up paying Rs 40000-Rs 50000 as maintenance charge per year.
