Special power of attorney is used for transfer of a specific right to the person on whom it is given and the GPA authorizes the holder to do whatever is necessary.
@ Madhu, Sale of property in your case will be possible only if the property has been converted to freehold and title for the property obtained. The GPA on its own will not sufficient. If the conversion to freehold hasn't been done but is allowed, the GPA can be used to do the conversion.

Once a GPA is a registered, it is governed by the powers you have given to the beneficiary in the GPA. your brother can sell and buy property on your behalf if the same has been provided by you in the registered GPA. However, sale through GPA is not valid as per the Supreme Court rulings.
Hi Sridhar Absolutely agree with your statement, but once you have given power of attorney to your brother and it is valid and it can apply to whole India and more over it is registered general power of attorney and it is valid in all the states.
