PE Investment in real estate in first half of 2015 almost triple

Q: The total investments into the real estate markets by PE investors have increased to Rs 11080 cr in the 1st half 2015 as against Rs 4000 cr in the same period last year.

Bengaluru noted for the 3rd highest share with Rs 1954 cr of investments. In first half of 2014, it had witnessed the highest level of transaction activity with investments of Rs 2005 cr. Equis Funds Group and Piramal Fund come out as the leading investors in Bengaluru, making investments in excess of Rs 660 cr each in residential assets.

The residential sector continued to attract the majority share of total investments during 1st half of 2015, with 56% share, which continued stable on y-o-y basis, followed by the commercial office space, which had a 41% share. The remaining was in mixed use developments.

As per global real estate consultancy Cushman & Wakefield's latest report on Private Equity investments in Real Estate, Chennai recorded the highest level of transaction volume during first half of 2015 with total investments of Rs 3778 crore, which increased many folds compared to the investments in first half of, 2014. The total Private Equity investment volume in Chennai in first half of 2014 was just Rs 200 crore.

But Mumbai ranked first in term of investment volume. Chennai is followed by Mumbai with the 2nd highest share with an investment volume of Rs 3266 crore. Mumbai had witnessed investment levels of Rs 1140 crore in first half of 2014.

It is true that Chennai was noted the top deal where US-based New Vernon Capital invested Rs 2400 crore in SP Infocity IT Park. The 2nd largest deal was also in commercial office asset, where US-based Blackstone invested Rs 1060 crore to buy 247 Park in IT corridor of Vikhroli in Mumbai.

Private Equity investments in the real estate market has also noticed the highest inflows during the January-June 2008, on account of increased exposure from both domestic and foreign funds.
