Hi, It is not very much clear from your poting but what I understand that the Only Notarised GPA on Rs200 paper is enough, u give GPA to ur father to sell this plot only, this will do . Buyer or seller can do transaction of this GPA only.
I can understand your concern. I would like to suggest you to consult a reputed lawyer to know about the legal aspects of the property and what is mentioned in your property agreement?
GPA need not to be registered you can execute the same on 200 Rs stamp and notarize from the notary. or else you can give the power to present the sale deed in-front of sub-registrar to your dad and if you are goind out of country sale deed can be courier to you and you can sign the sale deed favoring the new buyer. so sale deed will carry tour signature and only your dad can go to registration and present the sale deed .
