hi, i have purchased multiple agriculture land out side city total around 33000 sq mt and want to develop a township

Q: i have purchased multiple agriculture land and want to develop small township. The property comes under Development Authority limits, so i want to know from where i have to change the land use from agriculture to Residential. is it from the Tehsil Office through SDM or through Development authority

Dear all,

currently we have our own land, it's in my father's name.We want to build one home in this land.It should convert from agriculture to non agriculture land.So kindly help me to guide what and all procedure I need to undergo and which documents are required for this?

First you have to convert the land to non-agricultural land and a non-agriculture order has to be obtained from the collector of the district where the property is situated. Along with this, you need to take the latest receipts evidencing the payment of non-agriculture tax. In cases where the conversion from agricultural use to non agriculture use is not done within the given time frame, there should be an order from the authority concerned extending the period.

Hi Arthi, I think you should take the permission of the municipal body for their non-agricultural plans. If the land was confirmed by occupancy right in the Land Tribunals As per Maharashtra act, Deputy Commissioner is the authority to issue conversion order. For other lands i.e. Patta lands, Tahsildar is the authority to issue conversion order.

Hello David,
The conversion charge depends on the nature of property, location and the area of the property. It varies from one state to another. Once you pay the fee, you need to obtain the receipt of the payment as proof.

Fee for conversion will be depended on the nature of property, Fee Payable for conversion is as follows:
Residential Purpose (Rate per Cent)
a. 12 K.M.s within City Corporation Limit Rs. 327.00
b. Taluk Centre Rs. 218.00
c. Rural Rs. 89.00
Commercial Purpose (Rate per cent)
a. 12 K.M.s within City Corporation Limit Rs. 654.00
b. Taluk Centre Rs. 327.00
c. Rural Rs. 218.00

To convert agriculture land into residential, you have to apply in Tehsil offices There are certain procedure to convert the agricultural land into non-agricultural land. First, you will have to identify the valid reasons for doing the same. Secondly you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector/tehsildara's office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. After systematic verifications regarding the zone and other property details as per the property records and after checking the needed compliances by the officials, the agricultural property could be converted into non-agricultural property. You can also take help from lawyers or legal experts
