How can I know which developers to trust, especially after this floods.

Well you should trust developers that have properties in Chennai and these projects have comparatively remained untouched by the floods. A lot of properties withstood this calamity and this way we can know which builders to trust and not to trust. I recently bought a flat with Shine and received a mail from the team claiming that the property has stayed the same and wasn’t damaged and handover has started. Radiance properties all over Chennai have done well and therefore, I am glad I made the right choice when it comes to realtors.

Hi Shea, No developer will give natural disaster guarantee like Chennai floods, but if you are facing difficulty in finding developer and builder, you should check builder past track records and previous builder credentials.

I think there are various Steps to Select the Right Builder:

1. Define your desires: What size, variety and What price range of house do you need?
2. Experience counts: At the same time every builder was as soon as a brand new builder, expertise matters.
3. Are passed buyers satisfied?
4. Verify the builder is licensed (where required)?
5. Is there a design fit? Does this builder have expertise in the style of home you seek?

Your research is great, but I would like to add few more point like
a. Guarantee, Warranty and repair, after sales services commitment. How does this builder stack up for each?
b. Resale value. Have previous houses from this builder maintained or increase value?
c. Industry involvement. Is the builder a member of the local Builder Association?
d. Tour model homes or customer homes. There is no replacement for this step.
e. Look for signs of quality.
