Want Builder review.If any one can help Please

Q: Want to buy a 2BHK from shree hari residency in shilphata ,Thane Location.Can any one advice me this property is authentic or not.

i booked 1 BHK in shree hari residency in shilphata , builder provided me xerox copy of all documents and my lawyer is fine with it, project is approved by HDFC, AXIS ,DHFL etc but i am going with SBI , currently my home loan is in process , just hoping every thing will go fine. i have checked many people took loan from HDFC,bank of baroda etc. guys keep posting updates on this project .

I visited the site.Developer said it is under TMC.Almost 75% building is complete.Do not see the legal papers.Yet to verify it.HDFC bank and all other reputed bank approve loan for it.So now can i trust the builder?

As far as builder is concerned, Shree Odhav Developers was established in 2008 and till now they have 3 projects in their hand and all are under construction. So, it is very difficult to say whether the builder is bery reliable or not.

Hi Kajal,
I think both the gentlemen has mentioned necessary steps which should do before go for buying. Apart from that location play a major role in Real estate buying So, first visit the project site and see the daily basic necessities from the project site, location advantages, connectivity to the other parts of the city but don't forget to ask the legal approval papers.

Hi Kajal,
I can only suggest you that these days there are lot's of fraud cases are happening in real estate market and specially in Mumbai. Sometime builders change the floor plan without taking buyers into knowledge, some time they don't offer the said promises, almost all the project in Mumbai are getting delay by 2-3 yrs. So, before investing in any project do all due diligence.

Yes, even very few real estate portal has listed this property in their site. So, better visit the project site, see the construction quality and status, discuss with some available person or staff in the project site, ask the builder to show all the legal paper, verify those papers with your lawyer and then proceed.
