Flat buyers in Noida and Greater Noida are facing multiple issues regarding property registry procedures
Q: In most societies buyers are required to run after builders to tell them details about the stamp duty and other charges.
Hi Folks, I had bought my stamp papers but could not register my flats owing to the delay in obtaining the occupation certificate. I paid my stamp duty in October 2015 after the builder got the completion certificate in September 2015. But still my registry is not done and I had to run after them to meet the March deadline.
In most societies buyers are required to run after builders to tell them details about the stamp duty and other charges whereas it should have been the other way round.
In most of the cases it is found that buyers have paid their stamp duty a year ago, but the builder is yet to provide the Occupation Certificate to them. They are terribly harness by builders, the Noida Authority and UP Govt.
Yes, but residents of Greater Noida are coming continue in large numbers for registry. The office did 350 registries on Tuesday and 480 on Wednesday. From the earlier 70-80 registries per day, the number increased to 200 daily in early March. They are working till 1-2 A.M in the night to clear the backlog.
Hey, this is the last minute rush to complete their registry to save the duty hike but the are up against unfinished paper work because builders haven't been diligent enough excessive lawyers' fees and backlog of files in government offices.
Its true Piyush.....many buyers were waiting for approval of their files from the Noida Authority. Some of them submitted their papers on March 16, but they have no clue why the approval has not come from the Authority. For some it takes just a day or two. While the builder has washed its hands of the issue, the buyer feels harassed for no fault of his.
