If a buyer made Sale Agreement with the vendor/or owner of the flat and had not registered the flat even after 6 years.

Q: I am a vendor and I made Sale agreement with a vendee for sale of a flat in my complex but the Vendee had not registered this flat even after 6 years. What is the legal action I can take.
