Hi, Here are some general guidelines for choosing a experience builders for constructing your dream home:- 1) Do consult your local development authority; 2) Do find a good registered architect with an experience of at least 5 yrs.; 3) Do find out if your builder/contractor working with him has a registered architect not work with an unregistered architect.
1) Do not work with unregistered architect; 2) Do not directly approach any builder or contractor who is not a certified architect himself; 3) for any further information please visit Council of Builders and architecture, India's website. They have guidelines, code of conduct and good practices for development projects.
Hi all!! For any development project submission drawings are to be submitted to local development authority and must have architects's direct involvement. An architect usually suggests the builder or contractor. If it is a big project then a specific protocol is followed. Now I am not eligible enough to explain you the dos and don't w.r.t. to your location but the above holds true in the entire country.
I agree that a lot's of people do not go to an architect. many a times due to lack of knowledge or to avoid paying the architect and contractor both. Many builders and developers have hired registered architects or they out source them for a given work
Hi, I would suggest you to hire an architect/civil engineer who has a good experience in designing houses. You may also insist for a budget estimate from him. Most people avoid hiring professionals to save some money, but I believe a good architect/engineer can compensate his cost by designing an economical and customized structure. After you are satisfied with the design, you can approach the builder.
I am agree with Jay..... Make sure you get an agreement signed with the builder before you proceed. The agreement shall include: 1) specifications of construction like quality of cement, steel rebars, ready-mixed concrete, flooring, painting, electrical, sanitary items, etc.; 2) construction schedule; 3) agreed item rates or unit area rate as the case may be; 4) terms of payment; 5) provision for dispute resolution; etc. 6) take the help of your architect/engineer in drafting the agreement to suit your needs.
I think you should advertise in your local newspaper and in Times Of India/The Telegraph/Economic Times newspaper with your mobile no for quick response. If any builder and developer will be ready to partnership with you, then they will must contact you. Thanks
