@MAdhulika, Documents you should ask before buying property:- Letter of intent, IOD or IOA, NOC from several authorities, Commencement Certificate, Approved layout plan, completion certificate and occupancy certificate, tax paid receipt etc.
Hi, Constructing any project in a city requires many approvals from various local authorities. IOD and CC are the initial documents which a developer should have before starting construction work. IOD or IOA given to builder by the Licensing Authority. It is a legal conditions that the builder must fulfill are mentioned in this document.
And Commencement Certificate is received by the builder from licensing authority after the IOD/IOA conditions are fulfilled. CC authorizes the builder to commence excavation and foundation work. He can build upto plinth level i.e. ground level, even before getting approval of the plan layouts.
If any project doesn't have required approval from the LDA, then construction work could be stopped at any time. And buyers may have to suffer for long years. Sometimes it is seen that in absence of required approval developers have to cancelled the project.
