Buying an apartment in Olympia Opaline

Q: I am planning to buy an apartment in RUBY (3 BHK). What would be the best price to buy? What are the documents/ paper i need verify thoroughly before & after booking?
They have mentioned the additional charges like electricity, club house (already constructed and in use for other blocks) maintenance, etc., Please advise on the above points.

Before buying n apartment you should check these documents such as Mother Deed, Khata Certificate, tax paid receipts, non-encumbrance certificate, sanctioned plan, approval and clearance certificate, occupancy certificate
