Q: Do we need to present in Sub-register office for apartment registration.If yes please describe the process .My builder is saying its not required if so how do we do digital signature and photo.
Payment Mode:- The stampduty can be paid either in the form of Non-Judicial Stamp Paper or it can be paid by way of franking the required amount on plain paper or it can be paid in shape of Bank Draft (A/c Payee) to be drawn in favour of the concerned Sub-Registrar. The registration fee can be paid either in cash or in shape of A/C Payee Bank Draft.
Hi Raghu!! The registration can take place at the Sub-Registration Office within which the property is located or in the District Sub-Registrar Office of the District where the property is located. Procedure:-One has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated. The Sale Deed can be prepared by the Purchaser himself/herself or by the help of a licensed Deed Writer or Advocate. The purchaser has to attach Form No.3 along with this under Orissa Land Reforms Act 1960, so that it can be transmitted to the concerned Tahasildar for mutation. The Schedule of the property should be correctly mentioned in the Sale Deed as well as in Form No. 3. If any structure is situated over the landed property that has to be mentioned in the Sale Deed and indicate its cost.. If the cost of the property is Rs.30 lakhs or more then PAN No.of the seller & buyer should be quoted. After detailed verification of Sale Deed, the registration process will be completed
Apart from that you have to submit the required documents to the authority such as 1) Present DALIL/KABALA (Deed) of the land, 2) Deposit Registration Fee, 3) Attach Map of the land for better identification of the property. (optional), 4) The deed should be written on non-judicial stamp paper with requisite amount of stamp duty leviable on the Deed basing on its valuation and required amount of registration fees, 5) Photographs of the seller (Baya) and the buyer (Musthari) i.e. required for the purpose.
