Hello Sravan,
Shadnagar is too far and even Shamshabad is underdeveloped. There will be no appreciation for short term and medium term. You have to wait at least next 10 yrs to get the return on your investment. So in my view it is not wise investment.

Apart from that, do your all due diligence before investing anywhere in India. Check all the legal approval such as ownership paper, past and previous owners of the plot, land conversion certificate (if it agriculture plot), check land use certificate, details of the extent of land, latest tax paid receipt and certified survey map.
