I am considering this project to book. Major concern is GST. This is going to add 12% burden if I book during construction period. As per my calculation it adds at least Rs 400 per SQFT. Does anyone know if builder is giving any concession in this regard?
I am planning for a site-visit this weekend, please provide me some inside info on what is the price builder quoting so that I am better placed with negotiation.
Rs.4375 per sq.ft is the average Locality Price of Kondapur as per the current market trend. Price of galaxy apartments seems to be reasonable based on the location and developer of this project. Trusted developer since they handled many projects like MayFair and Nest Apartments before. Proximity to MMTS, Bus stop, IT companies, hospitals, schools, Sarath Capital city Mall, water reservoir and GHMC park are the location advantages for this project. Current price they quoting Rs.3850 per sqft plus 50 east plus 50 corner plus 50 garden view, very soon they are going to increase this price not sure how much. Reg GST- right now they are charging 12% GST, but they said after 6 or 8 months they will get some clarity and they are ready to pass on input credits.
1. There is no ground water, they dug 4 or 5 bores but not sufficient water it seems. They said they are trying for dedicated manjeera pipe line, but not sure this is guaranteed. If there is dedicated manjeera pipe line then there wont be any issue otherwise it will be nightmare.
2. Work is happening very slowly, when I visited the site there are hardly any people working on slab or brick work. They are saying they will finish the work by end of December 2018, they have to mention this in the sale agreement and pay the rent if project gets delayed.
