Property Tax Guide-Gurgaon

Gurgaon is categorized as an A-1 city of Haryana, and hence has to pay the property tax bills that are applicable to such cities. It must be mentioned here that the methodology to calculate property tax for A-1 cities is different from that for A-2 cities. Read on to find the details associated with property tax in the Millennium city of India.

Assessment and calculation of property tax in Gurgaon

The Haryana Government adopted a new property tax assessment system in its A-1 cities including Faridabad and Gurgaon. While the earlier property tax assessment system was based on collector rate, the new system is touted to be much simpler. In the present system, the tax payer can self-assess the property that is to be paid by him/her to the Municipal Corporation. The highlight of this property tax assessment system is that it allowed a 30% discount to all the property owners who paid the pending property tax dues or arrears within 45 days of receiving the notification. Moreover, in this assessment system, basements and parking lots are exempted completely from the levy of property tax.

Given below are the Gurgaon property tax charges according to this new assessment system:

Residential properties

  • Up to 300 square yard – Rs.1 per square yard
  • 301-500 square yard – Rs.4 per square yard
  • 501-1000 square yard – Rs.6 per square yard
  • 1001 square yard to 2 acres – Rs.7 per square yard
  • More than 2 acres – Rs.10 per square yard

Commercial spaces

  • Up to 1000 square yard – Rs.12 per square yard
  • More than 1000 square yard – Rs.15 per square yard

Institutions (commercial)

  • Up to 2500 square yard –Rs.12 per square yard
  • 2501-5000 square yard – Rs.18 per square yard
  • More than 5000 square yard Rs.24 per square yard

Institutions (non-commercial)

  • Up to 2500 square yard – Rs.10 per square yard
  • 2501-5000 square yard – Rs.12 per square yard

Penalties and Concessions on Property Tax in Gurgaon

The Municipal Corporation of Gurgaon (MCG) offers 100% discount on self-occupied residential properties of up to 300 square yards owned by presently serving defense personnel, presently serving paramilitary force personnel, ex-servicemen, retired parliamentary force personnel (or their spouses), family members of deceased soldiers and former parliamentary force personnel, provided the property owners have no other house in the state of Haryana. Rebate is also offered to owners of residential properties who are freedom fighters (or their spouse) as well as for war widows. The rebate is also applicable for vacant land of 1 acre and above that is used for agricultural or horticultural purposes. Similarly religious properties such as temples, mosques, churches and gurudwaras are completely exempted from paying property tax, provided the entire income of such religious organizations are used for public service or religious causes.

Where to pay the property tax bills in Gurgaon

The MCG, in a bid to simplify the property tax payment easier, has introduced an online self-assessment and payment system. Tax-payers simply need to visit official website of Municipal Corporation Gurgaon and fill in the asked details such as unique property id, khasra no., ward no., area, zone no., name and address of the property owner to get the property tax calculation and to be further directed to the property tax payment portal. Details such as the unique property id can be found in the previous property bill receipts or challan copies.

As mentioned earlier, one can make an online payment by visiting MCG Gurgaon. After tax-payers input the asked details, they are directed to the payment page. However, if the site is down or if you are unable to make online payments due to some specific reason, then you can choose to pay at any of the Citizen Facilitation Centers that are open till 10 p.m.

The details of the above mentioned CFCs can be found at Gurgaon Property Tax Collection Centres. The property tax can also be paid at any of the branches of Oriental Bank of Commerce in Gurgaon.

Rebates and concessions on property tax in Gurgaon

In 2013, the MCG has announced a rebate of 30% on the property tax on all the bills that were paid before 10th December and were pending for up to 2012-13 and a rebate of 10% on the property tax that is pending for the financial year 2013-14. There was no penalty on the delay in property tax payment this year; however, the tax payers who default this year might have to pay with penalty and interest charges next year. After the deadline of 31st December, MCG will send notice to the property owners who default the payment, and can also go to the extent of confiscating the property.
