General

Structure:
R.C.C.Framed structure.

Walls:
All the external walls will be 9" thick and internal walls be 4 1/2" thick brick work in cement mortar.

Flooring:
Vitrified tiles with branded quality (Spaniso) make of 24x24 size will be provided in all the rooms. Basic price of tiles will be of Rs50/sft.

Doors:
Main door will be of teak wood frame with paneled solid teak wood door. All other doors will be country wood frame with American skin door (APSARA) make with enamel paint finish. No door shall be provided for kitchen.

Windows:
All windows will be of good quality country wood frame and the shutters fitted with plain glass with protective square grill bars. The safety grills will be of mild steel.

Ventilators:
All ventilators shall be of Aluminium frame with glass louvers and fitted with protective bars.

Toilets:
Flooring with non-skid ceramic tiles and wall dad doing with glazed tiles up to 7" (Basic price Rs25/sft). European Water closet for the two toilets. Washbasin will be provided in all the toilet with suitable size and one number in hall come dining area. Toilet doors will be of PVC door with suitable PVC frame.

Kitchen:
Cooking platform in kitchen shall be of polished Black Granite slabs.Dad doing with glazed tiles shall be provided for 2 feet, over cooking platform. Sink (9” depth) will be of stainless steel. Black Granite slab will be laid only for a maximum length of 15 feet.

Painting:
Emulsion paint for internal walls and enamel paint for doors and grills. Colour will be of our choice. External walls will be painted with external ace emulsion paint over a coat of white cement. Patty finish wall painting will be done for the Living/Dining room.

Electrification:
All wiring (ISI brand) shall be concealed type in PVC conduit with good quality switches and concealed switchboards. Three-phase supply with manual phase changers and suitable main switches/MCB's shall be provided for each apartment. Each apartments shall have sub distribution board as per standards. Switches will be of Anchor or Color make.Concealed conduit for telephone and Cable T.V connection will be provided. Electrical points are tabulated below. Adequate light points shall be provided for car parking and surrounding area in all the floors. The common areas will be connected to a common single phase meter.
