MASTER PLAN
Structure:
RCC framed structure with RC foundations conforming to BIS.
Anti-termite treatment will be provided as per BIS for the complete building. Walls will be constructed using bricks set in cement mortar.
9" thick brick wall for the outer wall and 4-1/2" thick brick wall for the internal partition wall. Ceiling height will be maintained at 9'-6" clear height.
Wall Finishes:
Internal walls will be finished with cement plaster with Neeru finish and OBD paint.
The toilet walls will be finished with double glazed ceramic tiles subject to a limited choice of colors of size 8" x 12" upto the roof height. Trims and profiles will be used in the wall dado.
Toilets, Kitchen, Balconies and other areas will be finished with cement plaster and cement paint.
Wash area will be finished with ceramic tiles upto 3' height.
2' above the kitchen platform will be finished with double glazed ceramic tiles of size 8" x 12".
Exterior faces of the building will be finished with the cement plaster and cement paint.
Ceiling:
Ceiling areas of living, dining & bedrroms will be finished with Neeru plaster & painted with oil bound distemper (OBD). Ceiling areas of toilets, kitchen & balcony will be finished with cement plaster and cement paint.
Floor Finishes:
Living, Dining & Bedrooms will be finished with 2' x 1' granite / marble tiles.
Kitchen, Utility, Balconies & Toilets will be finished with ceramic tiles of size 1'x 1' with 3" high skirting using the same tiles matching the floor.
Common Area Finishes:
Staircase & lobbies will be finished with polished granite tiles. Staircase walls will be finished with glazed tiles as per Architects' detail.
Car park areas will be finished with cement concrete.
Driveway will be finished with PCC / Granolithic flooring.
Entrance doors:
Teak wood frame with 45mm thick Masonite Craft master shutter from 'Kuttys' - polished with melamine on both sides. Golden / Godrej mortise locks will be provided.
Bedroom doors:
Chemically treated kiln seasoned Salwood frame. 30mm thick Masonite Craftmaster shutter from 'Kuttys' with Golden / Godrej cylindrical locks and finished with enamel paint on both sides.
Toilet doors:
Chemically treated kiln seasoned Salwood frame. 30mm thick both sides plastic coated flush doors from 'Kuttys', Golden / Godrej Cylindrical locks finished with enamel paint on both sides.
Windows:
Anodized Aluminium openable glazed windows will be provided. Painted MS grillls will be fixed on the inner side.s
Kitchen:
Platform will be done with 20mm thick granite slabs 2' wide at a height of 2' 9" from the floor level and provided with Stainless Steel Single Bowl sink with single drain board. Sink mixer with swinging casted spout [wall mounted model] will be provided.
Provision for fixing an exhaust fan and aqua guard will be made.
Toilet:
Floor mounted Cascade closets of Parryware will be provided In all toilets.
Master toilets will have under counter Wash basins with granite counter top.
Childern Toilet will have a "Cascade" model Wash basin.
Both toilets will have provision for connecting a Geyser .
All sanitaryware will be of Parryware make - 'White' Color.
Health faucets, Wall mixer with an over head shower will be provided in all toilets.
All CP fittings will be of II Jaquar" make Continental range.
Bedrooms:
Bedrooms will be provided with a loft on one wall and space for wardrobes.
Electrical:
Concealed insulated copper multi-strand wires in all apartments.
Each apartment will be provided with a distribution board having MCB's.
All switches & sockets are of Crabtree / Anchor Roma / equivalent make.
TV and Telepone points ( 2 pair ) wil be provided in living , all bedrooms.
Lift:
The building will be served by a six passenger lift of KONE or equivalent make with manual openable doors only.
Power Supply & Generator:
3 Phase power supply with generator back up for all lighting loads of the apartment(lights, fans, 5A etc.,),common lighting lift and pumps will be provided.
Compound Wall:
5' high compound wall on all sides of the plot .
Landscaping:
Adequate landscaping will be provided as per architect's design.
Servant / Drivers Toilet
One IWC and low level tap will be provided in the ground floor.
Water:
One bore well will be provied
One under ground RCC sump of adequate capacity for metro water, overhead tank with a partition wall for drinking / borewell will be provided.
