Specifications - MKS La Royale

General

 

STRUCTURE

RCC framed structure with masonry partitions. The height of each floor shall be 10'3 from slab to slab. All concrete work in ready-mix concrete (RMC) of a minimum strength of M30/M40, formed using film faced shuttering grade plywood.

FLOORINGS

Vitrified tiles and superior grade Granite finished with mirror polish in the utility area.

STAIRS

Cantilevered RCC steps laid with Granite. The railing will have stainless steel supports.

PAINT

Wherever required ducts, basements, etc-cement based paint will be used. Steel railings and grills will be coated with synthetic enamel paint over Zinc Chromate primer.

PLUMBING

PVC pipes shall be used for water supply and drainage lines. Sewage lines shall be in stoneware.

WIRINGS

Havells or equivalent wiring will be used throughout with concealed 19 mm PVC conduits of 2mm thickness. 15A power points will be provided with 3/20 copper wiring of 660/440V adequate for all equipment of capacity up to 3KW. 5A power points will have wirings of 3/22 ratings adequate for wet grinders, mixers, shavers, refrigerators, washing machines and other equipment of capacity up to 1100W.

SWITCHES

The switches at La Royale are also of the finest quality, as all switches shall be of Crabtree or equivalent.

POWER BACK-UP

Back-up power will be provided to the entire unit, including lighting and heating circuits, up to a limit of 5 KVA per unit. It will also be available for the common area lighting and water pumps. Generators will have acoustic enclosures and AMF panel with automatic changeover switches.

ELEVATORS

Elevators of Schneider or equivalent. There will be two passenger elevators and one freight elevator with automatic doors. Elevators will have multi-beam sensors for door operation and down collective system.

RAIN WATER HARVESTING

Percolation pits will enable rainwater harvesting

FINISH

Internal door shutters and frames will be provided with a Melamine matte finish while window shutters exposed to the elements shall be provided with Polyurethane coating.

DOOR SHUTTERS

All door shutters shall be in solid core flush (block board) shutters provided with wood veneer.
