STRUCTURE 

• R.C.C. frame structure. 

WALL

• External wall 6" thick and internal wall 4.5" of brick masorny. 

PLASTER

• Internal - 12mm thick, smooth plain plaster. 
• External - Sand faced cement plaster and architectural finish. 

DOORS 

• Front Door - Wooden frame with veneer decorative panel. 
• Internal Door - R.C.C. frame with flush door panel. 

WINDOWS 

• Powder coated Aluminium sliding windows with M.S. grills. 

FLOORING 

• 2'x2' / 2:x4' / 3'x3' Vitrified tiles in all rooms with 2" skirting. 
• Pavers block in open space at ground floor. 

TOILET 

• 1 wash basin, WC pan, 1 shower in each toilet, grazed tiles of branded quality upto full height, anti-skid tiles in flooring, white colored
• European pan with wash-basin in each toilet.
• JAQUAR / RAK / KEROVIT or equivalent make sanitary fittings. 

KITCHEN 
Granite kitchen otta with stainless steel sink and glazed ceramic tile upto 4.0 ft. height above platform. 
ELECTRICITY 

• Concealed electric fitting with modular switches. 41/2 point in each room. A,C. TV and Telephone points in each bedroom and drawing room. 

PAINTING 

• Acrylic emulsion paint on inside walls and water proof acrylic paint of premium brands. 

WATER SUPPLY 

• 24 hrs. water supply from over head water tank. 

LIFT 

• 2 Lifts shall be provided with power back up. 

SOLAR PANEL 

• Solar Panel will be provided for common area, water pumps and lifts. 

PARKING 

• Allotted car parking to individual flat owners. 

FIRE FIGHTING 

• Provision for fire fighting system. 

ADDITIONAL CHARGES 

• M.S.E.B. meter & water meter charges. 
• All legal documents charges towards the Govt. & Building maintenance charges will be borne by the purchaser. 
• Extra work other than standard specifications will be done as per item rate with 100% advance payment from purchaser. 
• No deduction for any changes other than standard specifications.
• GST and other Govt. taxes, if applicable will be charged extra at actual. 

OTHER TERMS & CONDITIONS 

• All interior works will be allowed only after completion of the project. 
• Nani's Buildcon will not allow any changes in the toilet layout. 
• Loan Facility will be available from financing agencies depending on income of the members and Nani's Buildcon will supply necessary documents for loan.
