MASTER PLAN
SPECIFICATION:
The construction will ideally be to this specification subject to minor changes in found necessary to ensure sound engineering practice at the sole discretion of the Builder.
TYPE OF CONSTRUCTION:
RCC framed structure with non-load bearing, Aerated Autoclaved Concrete (AAC) block( Aerocon or equivalent) walls.
Ceiling height will be 9’ 4” approximately.
Generally internal partition walls will be 4.5 inches / 4 inches and outer walls will be 9 inches/ 6 inches.
WALL FINISH:
Walls will be plastered and painted on both inside and outside.
In the toilets, wall will be covered with kajaria / equivalent ceramic tiles up to a height of 6’.
In kitchen 2’ height wall dado will be provided with ceramic tiles above granite counter.
In the wash area, ceramic tiles will be provided upto the parapet wall height or will be in line with kitchen dado. Ceramic tiles will be plain soft colour as per Architect’s choice.
FLOORING:
Flooring will be good quality 2’ X 2’ vitrified tiles as recommended by the Architect for entire flat except in toilet and wash area.
Flooring of toilet & Wash area will be provided with 1’ x 1’ ceramic tiles as recommended by the Architect.
DOORS:
Entrance door frame will be of teak, fitted with Panel door and varnished.
Dry area doors will be with good quality wood frames and flush doors or equivalent and painted on both sides. Wet area door will be in PVC .
All door fittings will be of anodised aluminium except the front main door, which will have SS fittings.
Main door will be provided with Godrej lock, one aldrop and peep hole.
Doors to the bedrooms will be provided with secure locks and all other doors will be provided with tower bolt and aldrop.
WINDOWS AND VENTILATORS:
Pre fabricated UPVC Windows will be provided.
Ventilators will be of aluminium frames with glass louvers.
KITCHEN:
Black Granite slab will be provided for the kitchen-cooking platform.
A single bowl stainless steel sink will be provided.
PLUMBING AND SANITARY FITTINGS:
Concealed plumbing lines from the overhead tank for each duct. All closets and wash basins will be in white colour.
Provision in plumbing for connecting one geyser in each toilet.
Hot and cold wall mixers for shower and tap in each toilet.
Toilet closets will be floor mounted EWC / IWC as desired by the Contracting Party.
Bathroom CP fiitings - Jaquar something speacial or equivalent range will be provided.
Health faucet will be provided in all toilets.
WATER SUPPLY:
Two common bore well and sump will be provided.
Two pumps one for bore and one for sump will be provided.
Common overhead tank with separate water lines will be provided.
ELECTRICAL:
Concealed copper wiring with Kundan cables and GM switches/ equivalent make will be provided.
Separate meter for lighting in common areas, lift and pumps.
Three phase power supply will be provided for each flat.
15 AMP power plug sockets will be provided for water heaters in the toilets, two in the kitchen – one for micro wave oven & one for fridge and one in the service balcony for washing machine. A/C point will be provided for Split Air Conditioner in each bedroom.
In all the flats 5 AMP sockets will be provided in the kitchen, one for aquaguard, one for mixer machine and one for exhaust fan.
One calling bell point will be provided.
Generator with sufficient capacity for lift, pumps and lights in common areas and 5 light and 3 fan points one 5A Socket point inside the flats.
The light points in the staircase, above the entrance door and bedside light & fan in all the bedrooms are with two-way control. Other than this, all other light & fan points will be controlled from single point.
OTHERS:
One common name board and letter boxes for each flat built to design will be provided at the entrance to the building.
Concealed PVC pipes for TV and telephone will be provided in the living room and Master Bed room.
A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one in the bed room.
The common area outside the building shall be paved and suitably landscaped.
Watchmen / Service toilet will be provided in the car park area.
Lift of reputed make will be provided.
Rainwater harvesting will be provided.
