STRUCTURE

• RCC-framed structure.

SUPER STRUCTURE

• Good quality light weight AAC Blocks or Solid Cement bricks or bricks for 9” external and 4.5” Internal walls.

PLASTERING

• Plastering for all External Walls and ceiling with 2 coats of cement mortar with sponge finish.

DOORS

• Main door frame in teak wood with Veneer Claded Flush door shutter with all necessary hardware fittings. Internal doors will have Teak wood or hard wood or readymade frames with flush door shutter fitted with necessary hardware fittings. (Note : Main door design will be uniform for the entire project. No one will be permitted to change design, color or main door)

WINDOWS

• UPVC Windows and M.S. Safety grills

FLOORING

• Good quality 2’x2’ Vitrified tiles, flooring for Drawing room, Dining room, Bed rooms, Kitchen and ceramic tiled flooring for utility and balcony.

PAINTING

• Internal: Two coats luppam / putty and two coats of Tractor Emulsion paint over a base of primer in all rooms. External: Apex painting. Common Area: Tractor Emulsion.

STAIRCASE & CORRIDORS

• Granite flooring for staircase and corridor, SS railing for staircase.

TOILETS

• Toilets will be provided with EWC. Except the common toilets, other toilets will fitted with wash basin, shower point, wall mixture and glazed tiles dadoing up to lintel level and cermic tiled flooring.

COMMUNICATION

• Internet provision in each flat (FTH). DTH cable connection in living and master bedroom.

SANITARY

• ISI Quality PVC Pipes for waste water Lines and sewer lines. CPVC/PPC pipes for internal and external water lines.

SECURITY

• Intercom facility from flat to flat and flat to security and CCTV cameras.

CC CAMERAS

• The required no. of CC Cameras will be provided at Basement-2, Basement-1 and Stilt Areas only.

GYM

• 2 no’s tredmill, 2 no’s Cycle’s, 1 no’ cross bar cycle and other equipment of weight training.

MULTI PURPOSE HALL

• 100 chairs will be provided.

INDOOR GAMES

• Table Tennis equipment, Carrom board and any one number children’s indoor games equipment.

LIFT

• Schindler Brand 2 no’s 10 Passengers lifts and 1 no’s 13 Passengers lift.

WATER SUPPLY

• Separate Municipal and Bore well water connections with provicion for sump and overhead tank connections. Municipal water connection/tap will be provided in kitchen only, Bore will water supply connection with required pumps.

ELECTRICAL

• Concealed copper wiring with quality switches, 15 Amps power sockets shall be provided in kitchen, toilet, dining room only. Adequate light points shall be provided in all the rooms. T.V. Telephone connection shall be provided in hall.

GENERATOR

• Required capacity Generator back up will be provided for bore motors, lifts, common area lighting and Light, Fan in each room of the flat and also for TV point.

TILE CLADDING & DADOING

• Toilets: Somany or equivalent designer mat ceramic tile dado up to 7’. Kitchen: Glazed ceramic tile dado up to 2’ height above kitchen platform. Utility/Wash: Glazed ceramic tiles dado up to 3’ height.
