Structure:

R.C.C framed structure with Bricks/Solid Block walls plastered and finished with Two Coats of Cement based Emulsion Putty, with one coat of primer and two coats of Plastic Emulsion. Ceilings will be plastered and finished with Two Coats of Cement based Emulsion Putty, with one coat of primer and two coats of Plastic Emulsion.

Joinery:

Main Door: First class Teak woods both frames and shutter.
Other Doors:
Frame in first class teak wood.
Shutter solid flush door with paint grade.
Windows:
Fully glazed windows with UPVC frame & shutters IMAX hinges and ornamental M.S. Grills.
Ventilator:
Aluminum louver – glaze finishing – M.S. grill with two coats of enamel paint.

Flooring:

 Vitrified Tiles 24” X 24” (Rs.45/- per Sq.ft) plain colors with 4” high skirting for the whole flat.

Kitchen: 

Polished Black galaxy granite slab over cooking platform, Stainless steel sink and plain glazed tiles (12 x 8) up to 2’ height above the platform.

Toilets: 

Plain ceramic tile flooring, ceramic printed/ plain tile dado, for about 7’0” height from floor, concealed plumbing arrangements.

a)  One sump of adequate capacity for receiving metro water as and when CMWSSB supply becomes available to the complex.
b) One overhead tank which will have 2 compartments with provision for pumping water from captive source (bore well) and metro water from the ground sump.
c)  A tap in the kitchen for metro water supply from over head tank. Grounds water/purchased water to bath and toilet

Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. ELCB (Earth Leak Circuit Breaker) will be provided and switches will be Modular Type mounted on metal boxes.

WaterTank: 

Water tank with separation for corporation water and bore well storage underground storage sump with more than adequate capacity. 2 separate motors. One bore well and 1 for metro water.
