Foundation & Structure

• RCC framed structure with pre cast RCC pile foundation as per relevant IS codes with earth quake resistant structural design for Seismic zone 3.

Flooring

• Good quality vitrified tile flooring for the entire apartment except kitchen & toilets. Anti-skid ceramic/vitrified tiles for the kitchen, balcony& toilets.

Wall Dado

• Ceramic / vitrified dado in bath rooms up to false ceiling height. Ceramic tile dado over counter top up to a height of 45cms for kitchen and wash counter.

Kitchen

• Polished granite slab over RCC kitchen platform with single bowl stainless steel sink with drain board. Provision for exhaust fan.

Sanitary & CP Fittings

• Branded white color wash basin, European water closet with concealed flush tank. Branded chromium plated diverter,shower, tap, health faucet, bath room spout, sink cock etc. Provision for geyser in all toilets.

Doors

• Entrance door – Decorative pre hung engineered door frame and flush door shutters with architrave.
• Internal doors – Engineered pre hung door frame with moulded door shutters.
• Toilet doors – Engineered pre hung door frame with moulded door shutters.
• Windows – Fully glazed UPVC / Powder coated aluminium windows with mild steel grills.
• Balcony door – Powder coated aluminium/UPVC sections with sliding / fixed/ openable panels.
• Ventilators –Aluminium powder coated ventilators with glass louvers.

Painting

• Inside walls & ceiling: – Two coat cement based putty with one coat interior primer &2 coats interior emulsion.
• External walls: One coat exterior primer with 2 coats of exterior emulsion.

Electrial

• General – Concealed wiring with high quality FRLSH insulated copper wires, adequate light, fan, 6A/16A plug points controlled by ELCB and MCB, independent energy meter for each apartment.
• Switches – Modular type switches. Provision for cable TV& Telephone point in living & Master bed room Air Conditioning –Energised provision for wall mounted/Split A/C points in living and all bed rooms.
• Generator back up – 100% for common facilities such as lifts, common lights, pumps etc. and restricted back up to 1000 watts for each unit.

Water Supply

• Treated ground water supply through sump and overhead tank. Provision for KWA supply subject to rules and regulations of KWA. Provision for using treated water for flushing in toilets.

Plumbing

• Separate pipe line for domestic, drinking & flushing water distribution.

Lifts

• Two fully automatic lifts (One passenger lift & one service lift) of reputed brand.

Car Parking

• Individual parking space for apartment owners and parking for visitors& differently abled as per existing KMBR.

Fire Fighting

• Fire fighting arrangements as per Kerala Fire & Rescue Department norms.
