FOUNDATION 

• RCC Bored cast in situ DMC Piles as per the soil strata and design 

STRUCTURE 

• RCC framed structure with masonry wall partitions. The structure surface including masonry walls shall be cement plastered. The structure shall be Designed and built as EARTHQUAKE RESISTANCE STRUCTURE for SEISMIC ZONE 3. 

INTERNAL AND EXTERNAL MASONRY 

• The masonry unit used shall be 200mm thicksolid block for external and 150mm/100mm thick internal wall partitions as per the requirement. 

INTERNAL AND EXTERNAL PLASTERING 

• Ceiling Plastering with cement mortar with a minimum thickness of 9 mm Internal Plastering with cement mortar with a minimum thickness of 12 nun and External Plastering with cement mortar with a minimum of 15 mm thick whereas for Rush walls 20 mm thick in two-layer coat (first coat 9 mm thick & second coat 11 mm thick). 

WALLS AND CEILINGS 

• Ceiling finish with two coat Cement based putty, one coat primer and two coat Plastic Emulsion with roller finish Internal wall finish with two coat Cement based putty, one coat primer and two coat Plastic Emulsion with roller finish 

DOORS AND WINDOWS 

• Main door - Laminated pre-hung door with engineered door frame/equivalent for Main door 
• Bed room doors & Kitchen door : - Ready made door- both sides laminated flush door shutter 35 mm thickness with jambs including all necessary fittings 
• Toilet Doors - Ready made door both sides laminated flush doors with jambs including all necessary fittings 
• Balcony doors - Sliding doors fully glazed doors with superior qualityaluminium powder coated sections. 
• Windows - Sliding / openable type 
• Ventilators - Made of superior quality of powder coated Aluminum sections. 

FLOORING 

• 9 mm thick Vitrified tile Flooring &Skirting with 3 mm spacer filled with sanded grout for Entrance, Living, dining, Bed rooms, Kitchen, Work area, etc. 
• Toilet- Ceramic antiskid Floor tiles for toilet floor & glazed tile dadoing up to a height of false ceiling 
• Kitchen: No granite counter slab and dadoo tile will be provided. Electrical /Plumbing points mill be provided as per the fixture's positions shown in the brochure drawing. 
• Balcony: 9 ram thick Ceramic Rustic floor tiles 

ELECTRICAL. 

• Concealed wiring with superior quality FRLS copper cables Adequate light, fan, 6/16 Ampere power plug points controlled by ELCB and MCB, Independent Energy meter for each Apartment. 
• AC points points for all bedroom & living. 
• Geyser point provision for all toilets. 

Generator Backup 

• 24 hours Generator backup for common area lighting, litts,WTP,STP and other common amenities like pumps etc. In flats generator back up for lights and fan circuits up to 1200 watts. 
• TV point provision -TV provision in living and Master bedroom. 
• Telephone point provision -Telephone provision in living/Master bedroom Intercom provision-Intercom provision in Living /Master Bedroom 

WATER SUPPLY 

• Source of Water -Borewell/Well water with UG sump and overhead titnk provision 
• Internal water supply for Domestic & Flush lines-CPVC -SDR-llgrade Pipes 
• External water supply & Shafts: - ASTM Schedule 40 grade pipes . 
• Drainage lines: - UPVC 4985 or (SWR-Type B) pipes

• External wall finish with one coat primer, two coat Weather shield Emulsion paints .

LIFTS 

• 1 No - Passenger lift (With 6 persons capacity) and 1 No Fire lift (With 13 passengers' capacity) 

BUILDING-FIRE FIGHTING 

• Firefighting arrangements as per the Kerala Fire & Rescue Department norms
