Q: Hi, kindly share that whether Sector 4,Noida Extension is good for investment purpose or for end users???What kind of returns is expected after 5 years if i invest in now.
Hi Chandra, As per my knowledge, this location is developing. It will take some time to get handsome return from this area. For long term investment this area is suitable. As per different sources, in year 2010 Apr-June, the average residential price was around 1900/sq-ft. This price is now touched to 4100/sq-ft. There has been some growth / hike in this price range.
As per my knowledge, Sector -4, Greater Noida is a part of Noida Extension area. There are many upcoming housing projects in the upcoming years. It is one of the most prime Sectors in terms of location, roads and the upcoming projects.

Guys the most important matter of this area is Gaurson have come up with the Gaur City 1 township. The township has more than 10projects. Few projects are by Gaursons and few from other developers. Projects like Magagun, Amrapali dream homz..and many more. The area grew up with great connectivity and also socially the area is coming up with schools and colleges and also hospital. After 4 years or so, the area will have great potential interms of real estate .
Hi, i feel, that Noida Extension would not be affordable any more, since the builders who had to pay more compensation to the farmers from whom they had acquired land at cheaper rates, will pass on the high input costs to the buyers. Many developers have already started rising property prices about which they had been warning from last year itself. Though the prices are less at the time of launch, by the time the construction begins the prices will shoot up.
Hi, about prospect of the area i would like to say that, the area is buzzing with activity as almost 65 developers have come up with a big bag of projects offering 1-, 2-, 3BHK flats, villas, and independent floors at affordable rates. According to one estimate, over 2.5 lakh housing units are slated to be delivered in the next 2-3 years, and, ultimately, the area is expected to cater to a population of over 10 lakh in the near future. Hence the area has a great prospect in regards for the end use purpose.
Yes i have gone through few reports, see almost all the projects are giving their possessions within a period of 2-3 years. The new projects coming up here are located adjacent to Noida’s Sector 121 and face the 130m road, now known as Noida-Greater Noida Link Road. Noida Extension observes housing demand mainly from the surrounding IT/ITeS companies and by the residents of East Delhi and parts of eastern UP. A huge supply of residential units is getting added to the Noida Extension property market, but it is not clear by when all the stock will be sold out.
