MASTER PLAN
Structure
Rcc framed structure designed by a recognized structural engineer and designed for seismic zone iii.
Walls
All interior walls will be smoothly plastered and finished with 2 coats of oil bound distemper/luster paint. Exterior walls will be finished with acrylic based paint with tiles dado in selective places as per the architect design to give an elegant look.
Flooring
Vitrified tiles for living, dining, for bedrooms, balconies, and kitchen and foyer areas (24” x 24”). Anti-skid/matt ceramic tiles will be laid for all toilets. (12” x 12”)
Kitchen
Provision of plumbing points for sink and electrical points to accommodate modern appliances. Cladding with glazed ceramic tiles 4’ above the kitchen platform. Granite kitchen platform with stainless steel sink will be provided. Provision for aqua-guard (water purifier) point, washing machine point in utility area will be made.
Woodwork
To continue with the same content and then write premium/ imported brass/chrome finish hardwares will be used.
Electrical
Modular switches will be provided in all places. Separate 3 phase supply will be provided for each apartment. Quality cables with isi mark wiring thru pvc conduits concealed in walls and ceilings, light points, fan/exhaust point, power point, call bell point, and one ac point in all the bedrooms. Telephone points and tv points will be provided in the living room and master bedroom.
Plumbing & sanitary
Cp fittings, cpvc/pvc pipes & fittings will be provided. White/ pastel colored sanitary fixtures will be provided.
Toilets
Glazed/ceramic tiles dado up to false ceiling (7’ height). Pastel colour wash basin, ewc in all toilets of hindware/equivalent/imported make will be provided. Hot and cold water mixer unit/diverter for shower of marc/crabtree/jaquar/imported make will be provided in all the toilets. Health faucets in all the toilets and a provision for one geyser in each toilet will be made along large sized toilet ventilators with louvers. A provision will be given to fix exhaust fan.
Water facilities
One sump and over head tank will be provided to store corporation/municipal water and another over head tank to store ground/bore water will be provided. Rain-water harvesting system for recharging ground water level as per government norms will be provided.
Car parking/common areas
Separate covered car-parking area will be allotted for each house/apartment in the ground floor. Paver blocks around the building and grano flooring in the car parking.
