EARTH WORK : RCC framed structure as specified by the structural engineer and architect.

WALL FINISH : Bricks/fly ash bricks with cement mortar walls will be constructed and plastered.  All plastered surfaces will be painted with 2 coats of Acrylic Emulsion paint over 2 coats of wall putty and 1 coat of white primer.

CEILING : False roof (POP false ceiling) with LED panel lights will be provided in all the apartments and will be painted with 2 coats of Acrylic Emulsion paint over 2 coats of wall putty over 1 coat of white primer

WINDOWS : Polished granite frames will be provided for all the window frames. UPVC windows with glazed glass will be provided.

VENTILATORS : Ventilators will be of solid teak wood and provided with pinned glass louvers and also be provided with Ms security bars.

GRILL FINISH : Ms-Grills will be painted with two coats of synthetic enamel paint (Asian or equivalent) over one coat of steel primer.

TOILET : The washbasin and the water closet provided in the toilet will be ISI Marked (Soncera/Hindware/Parryware or equivalent).
The other amenities available in the toilet will be hot and cold-water outlet and shower along with control valves of Jaquar make or equivalent.
In addition, separate inlet and outlet water connection will be made available for fixing a geyser.
Toilet and water closet walls will be finished with colour tiles till false roof height.

FLOORING : Vitrified tiles (800mm x 800mm size) of Premium quality will be laid in all places. Bathroom floor will be finished with anti-skid ceramic tiles.

DOORS : Polished granite stone main door frame with provision for fixing two doors will be provided. One main door finished with laminate on both sides will be provided with all necessary door fittings.
All other door frames also will be of polished granite stone and treated flush doors finished with laminate on both the sides.   

DOOR FITTINGS : Entrance door will have ISI marked Mortise lock (Godrej or Europa or Equivalent), SS finished Brass hinges and doorstopper along with brass tower bolt of 8" size.  All bedroom doors will have steel hinges and tower bolts, Mortise locks and handles and magnetic door stoppers.

KITCHEN : Polished granite platform of 2’ depth on two sides and a stainless steel sink  (HAFELE or equivalent) with single drain board connected to floor drain will be provided.
The wall adjacent to the platform will have glazed tiles dadoed up to false roof height above the platform level.
Kitchen Tap will be Jaquar fittings or equivalent ISI make.
Provision for fixing water purifier.

WATER DEPOSITS : Metro water deposits with the CMWSSB will be maintained in the name of the customer.

ELECTRICITY : There will be three-phase power supply system with ISI marked concealed copper wiring (Kundan/Finolex or equivalent) and separate meter for each flat. The panel board will be covered with welded mesh or glass cover for safety.  Modular Switches (Litaski or equivalent) will be provided at all places.
Deposit to TNEB will be maintained in the name of the customer.
A provision for inverter in each flat will be provided
