Structure
Structure: r.c.c framed structure with brick and solid block and cement block walls plastered and finished with two coats of cement based putty, with one coat of primer and two coats of asian royale emulsion. Ceilings will be plastered and finished with two coats of cement based putty, with one coat of primer and two coats of plastic emulsion.
Joinery
Main door: first quality burma teak both frame and shutters (panel door) polished both sides with melamine spray.

Flooring
Flooring for the living and dining area alone will be laid with granite rs.200/sft
The master bedroom floor alone will be done with laminated wooden flooring rs.100/sft and vitrified tile flooring (24” x 24”) from nitco and asian and oreva and equivalent plain colours rs.50/sft, for the rest of the flat ( other bedrooms, kitchen, balconies and passages) with 4” high skirting.
Kitchen
Polished black galaxy granite slab over cooking platform, franke and nirali and equivalent stainless steel sink with drain board and plain glazed tiles (10 x 14) upto 2’ height above the platform
Ro plant with 10 litres and hour output will be provided for individual flats in the kitchen
Garbodrain for the kitchen sink will be provided
Toilets
Plain ceramic tile flooring, ceramic printed and plain tile dado, for about 7’0” height from floor, concealed plumbing arrangements
Parryware cascade nxt and equivalent wall mounted model white closets provided in all bathrooms
Half turn foam flow taps and fittings marc or equivalent for all toilets
Each toilet shall be provided with one water closet, one wash basin, one divertor, one tipton and shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock. Electrical
Three phase electric supply connection with a separate manual three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in pvc conduits
Miniature circuit breakers & rccb residual current circuit breaker will be provided switches will be modular type mounted on metal boxes from mk india blendz and equivalent
Provision for split a/c in all bedrooms and living room
Tv and telephone points will be provided in living and all bedrooms
Chemical earthing
Done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.
Water supply
Corporation and borewell water supply in the kitchen, service and bathrooms
Lift
A six passenger auto door lift will be provided from emperor or equivalent
Generator
Standby generator with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support the lift, common area lights, motors, and lights & fan points inside the flats.
