Major Concern from a potential buyer

Q: I was shocked to read the reviews about DS Max - A project I was about to invest in. After reading the reviews, I look forward to your comments and reaction to these reviews. Without your justification, I would not be able to invest in yoru project and would be forced to look out for other projects even if the cost of the project is high.

Hi, I have booked a flat in B Block, Purab Manor. I have taken Loan from SBI, ITPL branch. Legal documents looks okay. I liked their construction quality, floor utilization & Facilities. But they are bit slow in construction. They have delayed almost 9 months (As per agreement, i supposed to get occupy by SEP '12) Recently i have visited site, looks like everything completed except painting, fitting & lift. In my opinion this project is worth for money.

Hi, I am also interested to buy a flat in bolck B, can anyone let me know if their paper works are fine? Also they have promised amenities like Swimming Pool /Billiards, Gymnasium etc... Also please let me know if anyone booked their flat on block B.

Can you please give more details on this.
I spoke to builder on several occation and he told me the amenities will be provided once block B is completed.

Don't buy. The builders are cheaters and will take you for a ride. You go see yourself. It is shabby. They promise a lot, but don't give anything. Don't waste your money. The offer/price may look tempting, but are surrendering yourself to the builder and his gundas for that money.

Save yourself and get a better place.

I am staying there for more than 6 months in 2nd floor of block A.Initally there was some problem of power back up, water etc.. but for last 5 months didn face issue on those.Yes , the lift is of bad quality and sometimes gets stuck.

Hi Hitesh, You are right in saying that HDFC is not giving loans for this property. But govt. banks like SBI, BOB and LIC are readily giving loans for the same. I myself have booked a flat in Block A and got the loan sanctioned easily from LIC Housing Finance without much paperwork required from builder's side as LIC had already done the verification on their part. As I understand, there are still some clarifications pending for Block B but block A is all clear and approved by BDA. Though I've not shifted yet, property looks good so far, as far as plan and quality is concerned. But of course, I would be able to give proper feedback only after shifting. And also, it looks like you have approached thru DS Max. I would advice you to directly call up the builder once for plan, approval and loan.

Hi,
I was also interested in PURAB MANOR but went to HDFC they straight away say it is REHECTED property, plans appprovals documents not submitted by the builder.
Moreover marketing guys are not ready to share PLAN APPROVED DOCUMENT or even the PLAN APPROVAL NUMBER from SBI.
Thirdly these guys are straight away asking 1,00,000 as booking amount as other builders charges only 15000.
Property looks very risky to me

Hi Guys,
I own a flat in Purab Manor. This is not constructed by DS Max. Only recently - If I am right a month back DS Max took the marketing of Purab Manor. It is constructed by KMF Builders and they have all the documents in place. They have revised plan also approved by BDA. Even the second phase is also approved by BDA.

Schedule is the only concern we have with them. But I heard that almost all builders delay.
